Program Overview

What is Sold on Oshkosh?

  • Down-Payment Assistance
  • 5-year 0% interest loan up to $7,500 ($1,500 forgiven annually) if you live in a recognized neighborhood association
  • $5,000 ($1,000 forgiven annually) for those not in a neighborhood association
  • Secured by a mortgage on the property
  • Insurance, mortgage, and taxes must remain current
  • If the home is sold before the loan is fully forgiven, the balance is due upon the sale of the property

Do I Qualify?

  • Property owners cannot spend more than 30% of their income on housing-related expenses
  • Borrower must have a minimum down payment of 1% of the purchase price from their own funds
  • Single-family homes and duplexes permitted
  • Must be the primary residence of the property owner post-purchase
  • Must be current on municipal tax and utility payments

Home Buying Process with Sold on Oshkosh

  1. First-time homebuyers must complete a homebuyer education course from a HUD-approved Home Buyer Counseling Agency. Waivers are available for previous homeowners.
  2. Get pre-qualified or pre-approved from a local lender.
  3. Submit your Sold On Oshkosh Application.
  4. City staff reviews materials and collects additional information to make a decision. Please allow 30 days between application submission and determination.
  5. Make an offer to purchase with your real estate agent
  6. Close on your new home. City staff will deliver the necessary paperwork to your title company.
  7. Move in and enjoy your new home!

Additional Information

  • Program funds are limited and offered on a first-come, first-served basis
  • An additional $5,000 forgiveable incentive is available for property owners who reduce the number of units in a structure
