RIPPLE AVENUE IN THE TOWN OF NEKIMI GENERAL INFORMATION Petitioner: Dennis Green, Ripon Land Surveying Owner: Kathleen A Brennand Surviving Trust,et al. Action Requested: Two-lot land division/certified survey snap from one existing 28.075 acre parcel. Sizes of the proposed lots are as follows: Lot 1 =5.000 Acres Lot 2=23.075 Acres Applicable Ordinance Provisions: Land division criteria are located in Section 30-441 of the City's Subdivision Regulations. Property Location and Type: The subject site consists of one 23.075 acre parcel, located on the south side of W. Ripple Avenue in the Town of Nekimi, approximately 250 feet west of Oregon Street. The site is currently being used for residential and agricultural purposes. The majority of the property is being farmed with exception of a single family house and several agriculturally-used outbuildings. The surrounding area consists of industrial uses to the north agricultural uses to the south and east, and undeveloped Aviation Business Park land to the west. Y Y Comprehensive Plan Land Use Recommendation Land Use 2040 Comprehensive Plan Recommendation Industrial Page 1 ANALYSIS The purpose of this land division is to separate the existing home and outbuildings from the agriculturally-used land. The applicant did not indicate any plans for sale or development of the land. Land divisions such as these are quite common as it gives property owners greater flexibility for future use of the agricultural portion of the land. The proposed two-lot land division will not immediately alter the existing land use patterns in the area. Although the Comprehensive Plan recommends industrial use, the proposed land division will not hamper the ability for future development of the land per the Plan's industrial land use recommendation. The Department of Public Works has reviewed the proposed two-lot land division and did not have any additional concerns. RECOMMENDATION/CONDITIONS Staff recommends approval of the two-lot extraterritorial land division as proposed.
