PURPOSE: APPROVE OFFER TO PURCHASE SOUTHWEST INDUSTRIAL
PARK LAND EAST OF 2755 ATLAS AVENUE TO ALTAS AVENUE
LLC ($53,089.40)
INITIATED BY: ATLAS AVENUE LLC
BE IT RESOLVED by the Common Council of the City of Oshkosh that the offer to
purchase submitted by Atlas Avenue LLC to acquire the vacant lot east of 2755 Atlas
Avenue, per the attached map, is hereby accepted and the proper officials are hereby
authorized and directed to execute any and all documents necessary for purposes of
same.

$53,089.40 to Atlas Ave LLC
BACKGROUND
A developer is offering to purchase about a 2.04 acre parcel of land in the Southwest Industrial Park.
The land is located directly east of Viking Electric and will be combined with the Viking Electric parcel.
The developer reports that the tenant will expand the truck turning and storage area onto the additional
land after this purchase.
ANALYSIS
The proposed land acquisition will be split from a larger parent parcel and will square off the property
line for the remaining parent parcel that fronts on Atlas and Oakwood. The developer reports that the
improvements will be started in 2019. The existing zoning permits the expanded use of the existing
business as proposed. The applicant understands that full plans, review and approval by the City is
required prior construction.
FISCAL IMPACT
The land is currently owned by the City and has no value. The sale of the land at $26,000 per acre will
help pay off the Industria]. park land purchase. A draft CSM has been prepared and serves as the basis
for the land sale and combination with the adjacent Viking Electric parcel. Another Fiscal Impact will
be the new pavement and other site improvements resulting in a property value increase.
RECOMMENDATION
The City approves the proposed Land Sale on Atlas Ave to Atlas Ave LLC.
