Request to Change the Use of the Progerty
From a Two-Family to a Single-Famity
I am requesti.ng that the use of my properiy change from a two-fanuly �se to a single-family use. I
understand that to change the property back to two-family use the struciure would need to meet the
current code requirements pertaining to the new use. This may require remodeling the entire
structure to comply with code requirements such as the following:
• Fire blocking • Installation of Headers
• Insulation • Fire separation Require�ents
• Draf� stapping • Electrical, Plumbing, Heating Updates
• Smoke Detection • ParlQng Regulations
• Code Compliant Exiting (interiar and exterior stairways)
I am also aware that if the two-family use of the property diseontinues, the two-family use may
never be reestablished again due to Zoning Regulations including the f�llowing:
• Minimum Lot Standards per the Zoning Ordinance, Chapter 30
o Width:60'minim�p
o Depth: 100' minimum
o Area: ?,2Q4 square feet a�mum
There may be additional code requirernents that woeild be required when converting back to a twa-
family use. Contact the Department of Communiiy Development and Inspection Services Division
for more details on permitted uses and conversion requirements.
Please alsa note tfie assessed valne of your property may increase with the change of use. Singie-
family hames of the same age and size compazed to two family homes typically sell for mare. A
field review by one of our apgraisezs will determine if the assessed value of your property would
change.
