RE: July 171h Workshops
On Tuesday July 171h we will tentatively be holding two workshops.
1. Potential Comprehensive Land Use Amendment for lands adjacent to SW Industrial
Park south of Meadow Park Drive Extended (2900 block of W. 201h Avenue)
2. Hotel Design and Exterior Architectural Standards Oshkosh Avenue and N. Westfield
Avenue extended across from recently approved Casey's General Store on Oshkosh
Avenue
Workshop 1
Parcels of land totaling approximately 40 acres of land south of Meadow Park Drive that is
currently undeveloped and zoned Agricultural with a land use recommendation of industrial. The lands
abut existing or planned industrial uses on the south,west, and east. The lands to the north are planned
for multiple family development. In years past the City had considered changing the land use on the
subject properties for low density single family use but no development plans were ever presented for
approval therefore the land use was not changed.
The owners would like to discuss what potential land uses could develop there to include residential
uses.
Issue(s): Establishment of the new transload facility to the south and is it possible to adequately
buffer that use?
Current SW Industrial Park configuration was designed around the parcels making their
inclusion into the overall park more difficult. Part of the reason for not including these
lands is presence of wetlands, navigable streams, and a pond that may have been a
"borrow pit" or old landfill.
Workshop 2
The City recently approved a GDP for a mixed-use development on north side of Oshkosh
Avenue which included a new hotel. The developer will be proposing the SIP in the near future and
would like to discuss architecture and exterior building materials. Building elevations will be provided
at the meeting.
