HomeMy WebLinkAboutItem II PLAN COMMISSION STAFF REPORT JULY 17, 2018 ITEM II: THREE-LOT LAND DIVISIONICERTIFIED SURVEY MAP AT FORMER LAKESHORE MUNICIPAL GOLF COURSE GENERAL INFORMATION Petitioner/Owner: City of Oshkosh Action(s) Requested: The petitioner is seeking approval of a three-lot land division/CSM from one existing lot and outlot located in the former Lakeshore Municipal Golf Course property. Sizes of the proposed lot and outlots are as follows: Lot 1 =62,88 Acres Outlot 1 =0.830 Acres Outlot 2=0.306 Acres Applicable Ordinance Provisions: Land division criteria are located in Section 30-441 of the City's Subdivision Regulations. Future Oshkosh Corporation's Global Corporate Business Park with Planned East Head uarters Driveway Entrance Development Overlay(CBP-PD) West Public Park Institutional(1) Coin reliensive PIan Land Use Recommendation Land Use 10 Year Land Use Recommendation Parks/Recreation/Open Space 20 Year Land Use Recommendation Parks/Recreation/Open Space BACKGROUND INFORMATION/ANALYSIS A Certified Survey Map was approved for the subject site in February 2018,which included a right-of-way extension of N.Koeller Street, a 64.1 acre lot(Lot 1) to the north of the right-of-way, and 0.699 acre outlot(Outlot 1) to the southeast of the right-of-way. A change to the right-of-way configuration is being proposed,resulting in a slightly smaller Lot 1 and larger Outlot area. As such, division of the outlot into two smaller outlots is being proposed. ITEM 11--Lauri Div.--Golf Course Staff does not have concerns with the change to Lot 1 as the size reduction is minimal.The small sizes and irregular shapes of the proposed outlots make them undevelopable. However, the City does have the option to dispose of the outlots to the adjacent properties to create larger lots for potential redevelopment. RECOMMENDATION/CONDITIONS Staff recommends approval of the three-lot land division/certified survey map at the former Lakeshore Municipal Golf Course.
