ITEM VI: APPROVE BUILDING ELEVATIONS FOR VERVE AT THE 1000 BLOCK OF N.
WASHBURN STREET
GENERAL INFORMATION
Petitioner/Owner: OC Development 2, LLC
Action Requested:
The petitioner is requesting approval of building elevations for a Verve bank located at the 1000
block of N. Washburn Street.
Applicable Ordinance Provisions: N/A
Property Location and Type:
The subject property is a commercial parcel located at 1000 block of N. Washburn and is
approximately 3.17 acres in area. The development was approved as Planned Development in
August, 2017. The Planned Development proposed a 2 phase development containing three
buildings totaling 61,500 sq. ft. The surrounding area consists predominately of commercial uses.
The subject property as well as the surrounding area are zoned Suburban Mixed Use with a
Planned Development Overlay (SMU-PD).
ANALYSIS
The Common Council approved the Planned Development at it August 8,2017 meeting. The
approval included a condition that;
Architectural elevations far the f there batik and Phase II cornrnercial buildings to be reviewed and
approved by the Plan Cornrnission. No farther review of Phase II commercial itnilding will be
required if it is generally sirnilar in appearance to the Phase I connnercial building.
The developer is now ready to move forward with the bank building and elevations have been
provided. Section 30-243 (C)requires commercial uses to be clad in 50%Class I materials and
remaining 50%to be clad in a combination of Class Il& Class III. Rear building elevations are
exempt from this requirement. The proposed building is as follows:
North: Class I—76.0% Class III—24.0%
East: Class I w-55.7% Class III—44.3%
West: Class I—53.2% Class III—46.2%

Staff recommends approval of the proposed building elevation as they are consistent with the
standards found in Section 30-243 and are consistent with the surrounding area.
RECOMMENDATION/CONDITIONS
Staff recommends approval of the elevations as proposed.
