HomeMy WebLinkAbout15. 17-477 SEPTEMBER 26, 2017 17-477 RESOLUTION (CARRIED 7-0 LOST LAID OVER WITHDRAWN ) PURPOSE: APPROVE OFFER TO PURCHASE SOUTHWEST INDUSTRIAL PARK LAND TO ATLAS AVENUE LLC;BETWEEN 2755 AND 2875 ATLAS AVENUE ($113,323.60) INITIATED BY: ATLAS AVENUE, LLC BE IT RESOLVED by the Common Council of the City of Oshkosh that the offer to purchase submitted by Atlas Avenue, LLC to acquire the vacant lot between 2755 and 2875 Atlas Avenue, per the attached map, is hereby accepted and the proper officials are hereby authorized and directed to execute any and all documents necessary for purposes of same. TO: Honorable Mayor and Members of the Common Council FROM: Allen Davis, Director of Community Development DATE: September 20, 2017 RE: Approve an Offer to Purchase with Atlas Avenue LLC for a Vacant Lot between 2875 and 2755 Atlas Avenue located on the South Side of Atlas Avenue in the Southwest Industrial Park ($113,323.60) BACKGROUND The applicant submitted an Offer to Purchase a 4.3 acre vacant lot in the city's Southwest Industrial Park on the south side of Atlas Avenue, West of Oakwood Road. ANALYSIS The applicant is exploring the potential of building a new facility and would like to perform their due diligence required for the environmental and engineering research and analysis needed to determine the feasibility of their project, which includes but is not limited to, geo- technical investigation and completing a land survey on the parcel, prior to purchase. The attached map identifies the 4.3 acre parcel. The applicant has proposed basic terms for the Offer to Purchase including a nine (9) month due diligence period until June 18th, 2018. The proposed purchase price would be $26,000 per acre, in accordance with current prices of other parcels in the SWIP. FISCAL IMPACT This item has no impact on the adopted budget. The vacant land is currently owned by the City and the sale of the land would result in a property value increase. RECOMMENDATION The Common Council approve and authorize staff to execute the Offer to Purchase. Submitted, Approved, Allen Davis Alark A.
