PURPOSE: APPROVE LAND DISPOSITION OF VACANT LOT TO
DISCOVERY PROPERTIES, LLC; FORMERLY 211 DAWES STREET
($7,500.00)
REDEVELOPMENT AUTHORITY RECOMMENDATION: Approved
BE IT RESOLVED by the Common Council of the City of Oshkosh that the vacant
lot formerly known as 211 Dawes Street is hereby declared surplus and the proper
officials are hereby authorized and directed to execute any and all documents necessary
to sell said property to Discovery Properties, LLC for $7,500.00.

RE: Approve Land Disposition of Vacant Lot to Discovery Properties LLC;
Formerly 211 Dawes Street
Background
The RDA acquired the two parcels in 2003 and the RDA has been land banking the lots
for possible redevelopment. The adjoining property owner, Discovery Properties, at 203
Dawes and 514 Campus Place, is proposing to demolish and reconstruct a new multi-
family housing structure. The project would include all 4 parcels, their 2 parcels and the
2 adjoining RDA parcels within the next several years.
Analysis
The prospective purchasers would have to go through the City permitting process for the
redevelopment of the site. No plans have been submitted. The property is currently
zoned R -5 Multiple Dwelling. The size of all 4 lots combined would be about 21,600 sq.
ft. which would permit about 14 units on the combined site. All design requirements for
the setbacks, parking, landscaping, etc. would be met with the normal review process.
Fiscal Impact
Discovery Properties has offered $7,500 for each parcel for a total of $15,000.
Recommendation
The Council approves the land disposition of the vacant lot at 211 Dawes Street for $7,500.
