Please allow this letter to serve as an expression of continued interest in maintaining our liquor license
for our property at 228 W. 6th Ave in the name of our affiliate The Morgan District, LLC. The Morgan
Partners, LLC transferred the liquor license to the Morgan District on April 15, 2015 to use in future
development detailed below. We respectfully ask for continued time in pursuing our development
efforts and the continued opportunity to invest in the city of Oshkosh.
The Morgan District is a rare opportunity within Oshkosh's central city- a blank slate of 27 acres, with
over 1700 linear feet of valuable Fox River water frontage, connection to the City of Oshkosh Riverwalk
system, and located at the foot of one of the City's busiest bridges. The goal of this project is to create a
multi-phased, mixed use development featuring high quality housing options (both rental and owner-
occupied) with at least some affordable housing components, retail space providing shopping and dining
to a downtown customer, and office space for a growing segment of the business community focused
on locating within the City's central core.
The Morgan Partners LLC, in concert with a project team consisting of a of architects, engineers and
advisors, anticipate creating a lasting mixed use development that will connect this area to its
surrounding neighborhoods, as well as honor the history of the site. In doing so, those parties investing
alongside the developer (including the City of Oshkosh, State of Wisconsin and others) will ensure that
this site, which was once so vitally important to the City of Oshkosh, will remein an important piece of
the City into another century.
The developer has cooperated with city efforts in the development of the Riverwalk along the subject
property and supported the effort through the donation of property and granting of easements to the
city. We respectfully ask the city to continue the partnership, by allowing us to retain our license for
future development of the property.
