Main Street — Ruby Owl Tap Room Per your request we were to advise you of the status of the alterations at 421 N. Main Street. It is our understanding that this request relates to the liquor license. A number of issues have come up which have caused delays to the building alterations. Although it appears that the project is not progressing, considerable money has been spent on design fees, demolition of the front facade, demolition of the interior ceiling, structural repair of the wood floor joists and a now electrical service. Some of the issues causing the delays are as follows: 0 A building code variance was drafted, submitted and approved to provide a greater fire barrier at the second floor in lieu of a more costly'fire sprinkler system. 0 In removing the plaster ceiling it was found that considerable wood floor joist repair was required. Those repair plans have been submitted to Inspections and the floor joist repair work has been recently completed. a There are also common structural members between 421 & 423 N. Main that have required structural investigation, design and detailing of repairs. The owners of both 421 & 423 had to be consulted and a corrective structural repair to these common members had to be designed to the satisfaction of both owners. It should be noted that the owners of The Ruby Owl are a tenant in the space, not the owner of the building. Therefore, these structural issues are not their responsibility to correct and as a result, the timetable to correct these issues is also out of their control and is entirely up to the building owner, not the tenant.
