I will keep the mortgaged property free from any lien or enoumbrence superior [o [he lien of [his mortgage, except for
those noted above.
I agree [o [his mortgage on a mndition tha[, if 1 pay [o mortgage lender Ihe full amount of the deferred payment loan
secured by this mortgage and conform with the tertns of the Borrower's Certification and this mortgage, then this
mortgage will cease and [he no[e (see Borrower's CeRification) will be void.
I will pay before Ihey become delinquen[ all taaces and assessmen[s which may be levied or assessed against this
mortgage, the note secured by this mortgage and the property described above. I will deliver to mortgage lender,
upon demand, a receipt showing due paymen[ of any [ax or assessment.
I will keep [he mortgaged property insured for fire and extended coverage perils for at least the full and fair market
value of the property and pay the premiums thereon when due. I will make sure the CiTy of Oshkosh is listed as a
mortgage holder on the insurance policy.
1 agree [o keep [he mortgaged property in good condition and repair. 1 will mt do anything [o diminish or impair [he
value of the mortgaged property.
Under any foreclosure proceeding, all foreclosure expenses, including reasonable a[[orney's fees, will also be added to
the amoun[ of the deferred payment loan and become due as incurted, and in case of jodgement, will be included
therein.
If I fail to act according to the terms and conditions of [his mortgage or the Borrowers Certification for a period of
more than fifteen ( I S) days, then [he whole amount of the deferted payment loan will, at the option of the mortgage
lender, become due and payable wi[hou[ no[ice. Under Ihis circumstance, I hereby waive my righ[ [o notice.
1 unders[and that [he mortgage lender is no[ responsible for [he work performed by any contrector on my property,
whe[her paid for ou[ of deferzed paymen[ loan funds or otherwise.
Unless otherwise required by law, [he invalidity or unenforceability of any provision of this mortgage will no[ affec[
the validiry or enforceabiliTy of any other provision.
All the terms, condi[ions and covenants of this mortgage will be binding on my heirs, legal represen[atives, successors
or any o[her individual [o whom an in[eres[ in the mortgaged property or Ihis mortgage is assigned.
I shall no[ hansfer, sell or comey any legal or equitable interest in the pmperty (by deed, land contract, op[ion, long-
term lease or in any o[her way) wi[hout the prior written consent of the mortgage lender, unless either the indeb[eAness
secured by this mortgage is first paid in full ur the interest conveyed is a mortgage or other security in[eres[ in the
property, subordina[e [o the lie� of [his mortgage. The entire indebtedness under the no[e secured by [his mortgage
shall become due and payable in full, at the option of Ihe mortgage lender wi[hout no[ice, upon any transfer, sale or
mmeyance made in violalion of [his paragraph.
