This letter is being written to briefty inform you in writing what has already been
explained to you.
You are aware that the proposed improvement of County Trunk Highway "1" wi11 necessitat�
acquisition of a portion of your property. A legal description of the rea) estate to
be acquired is included �n the attached copy of the instrument of conveyance.
In accordance with Statutory and Administrative requirements an appraisa) has been
made ofybur property and an approved offering price of $655.00 based on
said appraisal has been established as just compensation for the subject acquisition,
The amounts shown on the attached allocatian sheEt are the full amounts or" t-hr� �
approved vatues and are based upon�fair market value, �thich is the amounr the pYo�zr�y
would bring if offered f or sale in the open marketa
The appraisal of your existing property was made without regard for any decrease or
increase in value caused by this proposed highway project. However, full consideratior�
was given to any damage or special benefit that the compieted highway improvement might
have on your remaining property,
We will be pleased to make arrangements for purchase of your required property on
the above basis -
The question is often asked of our negotiator as to what happer�s if you choc�se not
to sign a deed. We explain this as followso
Should you decide not to sign a conveyance for the above amount, it will be n�cessary
to acquire the needed property from you by an Award of Damages< Payment will be m�d�
to you when the Award document is served and prior to recording. Such actian tra�nsfers
title of the parcel. You are entitled to receive full payment whether acq�isitio� is
by conveyance or an Award of Damages before vacating the proper�y.

Chapter 32, Wisconsin Statutes provides that within two years f ollowing recording
of the Award of Damages, you may appeal by proper application to th� Judge of the
Local Circuit or County Court for assignment of your case for a hearing before the
County Condemnation Commissi�ners. If you are not satisfied with th� results of
the hearing, you may appeal f or a trial in Gircuit Court. As an alternative, you
may appeal directiy to the Circuit Court without having a hearing before th�
County Condemnation Commissioners.
