first part� and FRA.�CIS BOVGERT, 2423 West 20th Street Road, Oshkosh,
��T�sconsin, party of the second part, hereinafter referred to as the
"Lessee".
U7ITNESSETH :
That the City of Oshkosh in consideration of the mutual agree-
nents herein made, hereby leases and lets to Lessee, and Lessee hereby
leases and rents from the City of Oshkosh approximately 116 acres of
land known as the KOPLITZ FARM, together with th� barn, tool shed and
grainery.

l. That the Cit1 of Osnkosh specifically retairs �;�z r�c:,;
to se11 the above aescribed property and to ob-cain ac�u�l po�sessier_
o� all or any part of_ said premises upon ten (10) days � o�ice
r.a?'led to the Lessee by certified mail to his Ias� J,noYm �ddress
and upon oifer_ing in said no�ice to pay to Lessee an arount o=
monzy equal to the value of the crons, the value of said cro�s ��
be determs_ned as of the date the notice is given; in ascer�air_i.ng
the valu� of the crops, the cost of all lai�or and seed :aay be �',en
into consideration, being the intent of the parties herein, howe�Ter,
that a1.:L risk in tYie farming operation by assumed by t�e Lessee Gnd
in c�se af an extremely good crop the value so �o be �e�ern..ir.ed
shall take that act in-co consideration.and likewise in the vent o=
a poor crop, said factor shall be taken into conside?-ation in

Agent is hereby designated as the party to determine the value o�
said crops and his reports shall be binding upon the parties here�o_

Any fee to be paid the Agricultural Agent for this service, or �zy �
other services rendered pursuant to this Lease, shal7. be p�?� b1�
the City of Oshk�sh. The value of said craps shall �.�e tenGered or
x�aid to the Lessee �ai-�hin thirty (30) days from the c3az° 0= tr2
no�ice aforesaid.
2. Tha: if Lessee shall �ail to pay rent as herein p?-ov?Ce�
or sha11 make default in any of the agreements here?n, h� shal?
forfeit all rights under this Lease and the City nay at its o�tio�
take immediate possession of the premises and may recover sucn
� possession by action of forcible entry anct detainer; and at 'ci�e
expiration of this Lease, the Lessee agrees without zurther notice
of any kind to quit or surrender occupancy and the possession o�
the premises.
