�`Ii�iESSETH: That the Vendors, in consideration of the payments to be made and
the cavenants and agreerrents by the Purchaser to be performed, as hereinafter set forth,
hereby se11 and agr�e ta convey unto the Purchaser, upon the prompt and full performance
by the Purchaser of ihe covenants and agreements of this contract to he by the Purchaser
perfarrr.ed, ihe following described real estate in ktinnebago County, State of Wisconsin,
to-wit:

The Purchaser, in consideraiion of the cavenants and agr�eements herein made by the
Vendor;, agrees to purchase the above described premises, and to pay therefor to the
Vendors ai 7613 Clarks Court, Qshkosh, Wisconsin 54901, the sum of Fourteen Thousand
Dollars (�I�,OQO.OQ) less One Hundred Dollars ($100.0�) received by Vendors in consider-
atien for an opt�on �o purchase in the manner followino: Four Thousand Six H:.andrec�
Thirry-four �ol�ars (54,634.00) at the execution ber_eof, the receipt whereof is hereby
ackrewl�d�ed, and the balance together with interest on such portian thereof as shall
r��^air, unpaid at the rate of Eight (8) per cent per annur� until paid in fu11 as fellows:

and Four Thousand Six Hundred Thirty-three Qollars ($4,633.00) an� interest on P�arch 18,

The Purchaser hereby states that he is satisfied with the title as shown by the
title insurance co;-;�itment submitted to him for examination; the Vendors agree to de-
liver the tiile insurance policy ta the Purchaser when ihe full purchase price hereunder
shall have been paid. The Purchaser agrees to pay the cost of said tit7e insuranc2 up
to a cost of One Hundred Fifty Dollars (�150.00j and ihe Purchaser agrees to pay the cos�
of later continuation of said title insurance.
The Purchaser shall be entitled to take possession of said premises on the date af
execution of ihis contract. The Purchas,er shall be entitled to r�main in possession as
iong as he performs ail covenanis and agreemenis herein mentioned on his part to be
perforr^ed and no loncer. .
The Purchaser covenants and ayrees as follows:
1. To pay before they become delinquen� a1� taxes and assessments, now or hereafter

2. To keep the premises in good condition and repair.

interest together with all sums which may be or have been paid by the Vendors as herein
authorized with interest on such disbursements at the rate aforesaid shall be collectible
in a suii at law, or by foreclosure of this contract in the same manner as if the who�le
of said unpaid principal had been due at the time when any such default occurred, and
the indebtedness shall embrace, with said unpaid principal and interest, a11 the sums so
disbursed with inierest as aforesaid.
In case of legal proceedings in enforcement of any remedy hereunder, whether abated
or not, all expenses, including reasonable attorney's fees, sha11 be adcied to the prin-
cipal, become due as incurred and in case of judgment shall be included therein.
Upor the commencement or during the pendency of any action of foreclasure of this
contract, the court may appoint a receiver of the premises, including homestead interest,
and may empower the receiver to collect the rer�ts, issues and profits of said premises
during the pendency of such action, and may order such rents, issues and profits v�hen so
collected, to be held and applied as the court shall, from time to time, direct.
Al1 terms, conditions, covenants, u�rarranties and promises herein shall be binding
upon and inure to the benefit of the heirs, legal representatives, successors and assigns
of the Vendors and the Purchaser. ::.--
