It is agreed between Lessor and Lessee that, (a) Lessor shall bet:veen the first day of Octobet and the thirty-first day of May, provide such steam heat for the demised premises in tlie opinion of Lessor to be necessary. Lessor shall not be liable for any failure, not due to Lessor's negligence, to supply steam. (b) Lessor shall, at times set bp it, pro�-ide such ordinary janitor service for demised premises as shall be necessary. (c) Lessor shall, during ordinary business hours of the day, provide such elevator service as shall be necessary, but Lessor shall not be liable for any failure to provide elevator service not due to Lessor's negligence. 4. If, during the term of this lease, the building is so injured by fire ot e*.her casualty, not occurting through Lessee's negligence, that the der:iised premises are rendered wholly unfit for occupancy, and said demised premises cannot be repaired within sixry days from the happening of such injury, then this lease shall cease and determine from the date of such injury. 5. If, in any proceeding, Lessee's estate shall be brought into liqu:dation, or if attachment or execution shail issue against Lessee, and not be satisfied, released or superseded within thirry (30) days, or if prenises be deserted, vacated or closed, then the rent fot the entire unexpired term of this lease shall at once become due and payable. 6. If any monthly installm:nt of rent or any charge induded herein as rent shall remain unpaid 30 days after the date on which the same is due, tnen all rent for the entire unexpired terr.� of this lease shall at once become due and payable, and (a) Lessor may, without de- mand, proceed by distress and sale to levy such rent and all costs and officer�' c_nmmissions, and (b) any atto:ney may, as atiorney for Lessee, at the sole request of Lessor, sign an agreement for entering in any competent court (1) an amicable action and judgment in ejectment against Lessee and (2) an amicable action and confession of jiidgment in assumpsit for all rent and othet charges due. 7. Lessee shall hold Lessor harmless fot any loss or damage which Lessee, its agents or employees may sustain .., by reason of any strike, lod:out or othec labor disturbance, cicil commotion or act of God aftecting the Lessor or the demised premises or any tenant therein. LES�EE'S OBL{GATIONS 10. It is agreed between I.essee and Lessor that, (a) Lessee shali not make any alterations, additions ot impro��ements to the demised premises without Lessot's prior written consent. (b) Lessea shall, at the expiration of this lease, return the demised premises to Lessot in good condition, ordinary wear and tear excepted. (c) Lessee shall not assign ttiis lease or sublease the demised premises without Lessor's prior written consent. (d) Lessee shall hold Lessor harmless for any loss or damage which Lessee, its agents or employees may sustain, (a) from theft or burglary in or about the premises, by ve�homsoever committed, (b) from interruptions in any service, from any cause whatso- ever, (c) from fire, water, rain, snow, steam, sewage, gas or odors, from any soutce whatsoever, (d) from damage or injuty not caused by negligence of Lessor. (e) I�ssee shall provide for, according to the lessor blueprint, the cost and materials necessary to fra�, enclose and secure the 13' x 18' area. (f) Iessee is repansible for excessive use by Zburism Bureau of se��r during peak period that would require additional p�mtp'ing costs. 11. Toilet rooms, water-closets and other tvater apparates shall not be used for sny purposes other than those for R�hich they �vere constructed. 5. In order to insure proper use and care of the premiscs Lessee shall not be pennitted to (a) Keep animals or birds on the premises. (b} Use pcemises as s.eeping apartments. Sing, play or operate any musical instruiner.t, radio or television a-ithout first securing consent of Lessor. {e) Mark ot defile elevators, water-closets, toile: rooms, ��alls, windo�-s, doors or any part of building. (f) Allow any article to be placed upon windoa• ledges or dropped from windows, skylights or stairways. Th:ow dirt or other substances into halls, stairways, elevators or lighi-�:ells of building. (g) Co�•er or obstruct any window, sk}�light, dcor or transom that refiects light. (h) Fasten any article, drill holes, drice nails er screR�s into the walls, floors or partitions nor shall the same be painted, papered or othern•ise covered or in any way marked or broken. (i) Operate any machinery within premises. (j} Interfere with the heating apparatus. (k) Ailo�v anyone but janitor of Lessor to c:ean premises. Lessor shall not be responsible fcr damage to furniture or other effects of Lessee caused by janitor or any other person. (I) Leave premises without closing windows, locking doors and extinguishing all li�;t�ts. 7. Lessor reserves the right to make any and all alterations in said building as may be required by Lessee, the expenc_e of such alieratior+s to be paid by Lessee. 8. Lessor shall not be responsible to Lessee for anp non-obser�•ance of rules and regulations on the part of other tenar.ts. 9. Lessor shall have the right to prohibit any adcertising by Lessee which, in its opinion, tends to impair the reputation of tUe building or its desirability as a building for offices, and upon written r.otice from Lessor, said I,essee shall refrain from or discontinue such advertising. 10. I.essee shall not purchase spring water, ice, towels, or other like services from any company or person not approved by Lessor. 11. Lessor reserves the rigiit to designate the time when and rsethod whereby freight, furniture, safes, goods, merchand;se snd other articles map be brought into, moved or taken from the building and rooms. 12.
