2. The -term of this I�ease shall be for one (1) year, from ,
1978 until , 1979, and shall cantinue thereafter at one year
incre�.nts of ten�ncy until terrtinated as follows: effective at the end of the
first one year te�Ym or any subsequent one year term by giving prior written
notice of its intzntion so to terminate. N�tice shall be in writing and shall be
served on the ott-�er party at l�st six rronths prior to the expiration of t1�e first

3. Zhnant a�rees that �,ant will, at �nant's sole ex�nse, rr�ke all
repairs and provice al1 �intenance tr� or u�on said desnisc� premises whicl� lac:��n�
necessary during `���ant's occu�rncy of said premises, which repairs shall v�r._lude,
but no� limited fi� , re�ir and repaving of asphalt when necessary, sw�'ping,
plaaing or rerroval of snaa, maintenance and repair of sid�aalks, and any ot}ics
repairs or mainte_-��.nce rc�.-1.iir�, frc�i tirre to ti�, on behalf of said pms�u�cs,
Tenant also agrees that it will keep the demised premises in a clean condition,

6. 7�nant shall obtain and mainf_ain during fhe tern he�eof or any renewal
hereof, Fublic Liabzlity Insuranc� with l�mi�s of nQt �ess �'c^� One Hundred
Thousand/'Ihree Hundred 'Ihousand Ibllars ($100,000.00/$300,OG�_d0) and P�ropeity
Darnage Insurance with limits of not less than 'Itaenty-five T:-���:asand Iblla.rs
($25,000.00), containing provisions satisfac�ory to Iancll.or� and adequate to
protect Lancllord as well as Z�nant from any and all clairts f�r dea-�h of, or
injury to, pexson or dam�ge to, or loss of, property which r,ay arise out of the use
and occupai�cy of the premi_ses herein demised. All such policies shall provide
that coverage thereunder shall not be texminated witYx�ut at ±east ten (10) days
prior w�-itten notice to Iandlord. The funiisning of suc.h c��i�icate ts Landlord
shall be de�sr� to be cx��liance with this ��-ticle 6.
7. Tenant shall pay to Iandlord during the original te=?n oi this I�ase
the sLUn of Fifty Lbllars ($50.00) per year payable upon exe��tion of this 7�ase
aqre�-rent. Rental for any sui�seque��t terms shall be the sa:� tr�less Landlord
gives �nant at �east six r,ionths notice stating othenaise.
8. Landlord coven�its that Tzr�ant, on per�ormuzg T�.�ar• _'s c�venants as
aforesaid, shall and may peaceably and quie��y have, �old a� enjoy the demised
premises for the term aforesaid.
9. A11 notices provided for herein sh�tl be qiven by c�r�ifieci m�il, postage
pr��a�id, return receipt requested and if given by Z�s�n� tc �Zord shall be
