The parties hereto, in consideration of the leasing by Landlord to Tenant and the taking from Landlord of the premises hereinafter descri6ed and in further consideration of the obligations of each party to t:he other hereby undertaken, mutually covenant and agree as follows: 1. Landlord hereby leases and demisas to Tenant, and Tenant takes from �antiiorti, the premises in the County of Wionebago, State of Wisconsin, owned by the Lity of Oshkosh and described as fotlows: the house and buildings located at 2675 20th Street Road. 2. The terms of this lease sFiall be in effect until and shatt expire on January 15, 1980, provided that upon 30 day notice in writing prior to January 15, 1980, by the Tenant and to the Landlord, the Tenant shall have an option to renew said tease with the approval of the Landlord upon a month to month basis. 3. The rental fee shall be $200 per month. 4. The Landlord acknowledges the fact that since May 1, t979, that being the date upon which the Tenant began repairing the premises, tfiat the Tenant has incurred expenses of in excess of $1,700.00 due to the installation of a pump the repair of the septic system, the repair of the roof and other incidental expenses and that 6ecause of these expenses, the rent shali be considered paid through January 15, 1980. 5. The Tenant agrees that any additional improvements shaTl be made only with the prior written approval and permission of the City, and that the Tenant �aill be given a credit for the improvements in the event the City does not pay for them. b. That the Tenant shali be responsible for carrying full liabitity insurance cov�rage and fire and other hazard protection coverage on the premises. � a , e. � 7. The Tenant hereby releases the Landtord from all de6ts, claims, demands, damages, actions and causes of action whatsoever which may result from this lease, and further agrees to hold the Landlord free and harmless from any claim for damages wfiich may be made by reason of damages or injury to persons or property connected therewith. The covenants and agreements herein contained shal) bind t6e parties hereto and their heirs, executors, administrators, successors, and assignees.
