They will be qualified to keep your equipment properly adjusted, and they will use all reasonable care to maintain the ele�tor equipment in proper and safe operating condition. We will regu'arly and systematically examine, adjust, lubricate as required, and if conditions warranf, repair or rep.ace: . Machine, Worm, Gear, Thrusi Bearings, Drive Sheave, Drive Sheave Shaft Bearings. Brake Pulley, B�ake Coil, Brake Co�tact, �inings and Component PaRS. Motor and Motor Generator, Moror W indings. Aotating Element, Commutator, Brushes, Brush Holders and Bearings. Controller, Selector and Dispatching Equipment, all Relays, Solid State Components, Resistors, Con- densers, T�ansformers. Contacts, Leads. Dashpots, Timing Devices, Computer Devices, Steel Selec- tor Tape and Mechanicaf and Hedricaf Driving Equipment. Governor, Governor Sheave and Shaft Assembly, Bearings, Contacts and Governor Jaws. We a/so ag�ee: To examine periodically all safety devices and governors and conduct our customary annual no load test, and each fifth year perform a full load, full speed tesi of safety mechanism, overhead speed governors, car and counterweight buffers. The car balance will be checked, and the governor set. If re- quired, the governor will be recalibrated and sealed for proper tripping speed. To renew zli :vire ropes as often as is necessary to maintain an adequa[e factor of safety; to equalize the tension en all hoisting ropes, repair or replace conductor cables and hoistway and machine room elevator wirirg. . To furnish Otis Lubricants compounded to our rigid specitications. We shall not be �equired ro make other safety test nor to instait new attachments on the,elevarors whether or not recommended or directed by insurance companies or by governmental autharit7es, nor to make any replacements with parts of a different design. Ii is agreed that we are not required to make renewals or repairs necessitated by reason ot negfigence or misuse of the equipment or by reason of any other cause beyond our controf except ordinary wear and tear. We assume no responsibility tor the following items of elevator equipment which are not included in this contrect Car enclosure (including removable panels, door p=1s, car gates, pienum chambers. hung ceilings, light diffusers, light tubes and bulbs, handrails, mirrors and carpets); hoistway enclosvre; hoistway gates, doors, frames and sills. 7he items lrsted on the schedule below show wear. To�provide you with the maximum of service from these items, we are accepting them in their present condition with the unCerstanding that you are to pay, in addition to the base amount of this contract, an extra at the time the items listed are first re- pfaced. The charge for this replacement will be determined by prorating the total cost of replacing the individual items. This contrac: includes emergency minor adjustment calt back service during regular working hours . If overtime examinations, repairs or emergency minor adjustment ca0 6ack service are-not included in this agreement and are later requested by you, we will absorb the worked hours at single time rates and you will be charged extra for the overtime bonus hours only at our regular hourty billing rates. PERFORMRNCE - We agree, �,vhere applicable,to maintain the original contract speed in feet per minute, Ihe original per- tormance time, inciuding acceleration and retardation as designed and instailed by Otis Elevator Company, antl to perform the necessary adjustments as required to maintain theoriginal door opening and closinq time, within limits of applicable codes. GROUP SUPERVISORY SYSTEM We agree, where applicable, to check the group dispatching systems and make necessary tesis to in- sure that all circuits and time settings are properly adjusted, and that the system performs as designed and installed by Otis Elevator Company. STEEL PARTS CABINETS AND WIRING DIAGRAMS We agree to mainiain Otis standard cabinets for the orderly storage ot replacement parts in ihe machine room and original Otis engineering wiring diagrams for the term of the contract. JOB MATcRIAL INVENTORY We agree to maintain a supply of contacts, coils, leads and generator brushes, lubricants, wiping cloths, and ether minor p2rts ln each elevator machine room for the performance of routine preventive maintenance. SPARE PPR?S INVENTORY We agree ,c maintain a supply of genuine Otis spare lending and replacement parts in our warehouse inventory. This inventory will include, but is not Ilmited to, generator rotating elements, door operator motors, brake magnets, generator and motor brushes, controller switch contacts, selector switch con- tacts, sotid state components, selector tapes, door hanqers, rollers, hoistway limit switches. Such spare te�day a�d reQiacement parts will be kept in our warehouse inventory or available from our manufacturing facilities located strate9ically throughout the United States. lt is agreed that we do not assume possession or control of any part of the equipment but such re- mains yours exclusively as the owner (or lessee) thereof. We shall not be liable for any loss, damage or delay due to any cause beyond our reasonable control including, but not limited to, acts of govem- ment, strikes, lockouts. fire, explosion, thef�, floods, riot, civil commotion, war, malicious mischief or act of God. Under no ciscumstances shall we be liable tor consequentiaV damages. Page 3 ot 6 Pages The contract price shall be adjusted yearly in the manner provided below: Such adjustments shall be� made as soon as practicabte after we have received the index of "Producer Commodity Prices tor Metals and Metal Products", for the month within which falls the anniversary of the commencement of the service. The words "�ringe Benefits" mean employee benefits graMed in lieu of or in addition [o hourly rate in- creases and inciude, but are not limited to, Pensions, Vacations. Paid Holidays, Group Life, Sickness and Accident and Hospitalization Insurance. The straight time hourty labor cost applicable to this con- tract is $ 15_99 of which $ 3.86 consiitutes the cost ot Fringe Benefits. Either party may terminate this agreement either at the end ot the first five years or at the end of any sub5equent five year period by giving fhe other party ninety (90) days prior written notice.
