The Plat consists of five lots north of Snell Road and east of .lackson Drive. Parkside Drive extends north one lot depth anci will eventually serve furter development north of this Plat. The Parkside Drive name will have to be changed since there already is an existing Parkside Drive in the Young-Muller Park.side Plat in the city. F_,%i4ting sanitary sewer and water main run along the north side of Snell Road and direct lateral connection is available for all five lots cf the proposed subdivision. Snell Road is a rural-type highway with roadside ditches. No storm sawer is proposed at this time and all site grading will have to drain to the existing ditch system along Sne11 Road. No future design grades are set for Snell Road and, therefore, no s:dewalk elevations are available. For these situations, sidewalk qradcs are set six inches ahove the e:cist3ng centerline of the road. Drainage plans shall indicate drainage into existing ditches and final street and sidewalk plans will be designed to meet the ne, conditions. . - 27a - Y _ - L_ccr_ fiion c r r - !< I .
