BE IT FURTHER RESOLVED that approval of the Preliminary Plat known as Pheasant Run Subdivision is contingent upon the following: 1. Payment of park fees in lieu of park land dedication of $100.00 per lot prior to final plat approval. 2. A covenant be placed on the face of the final plat requiring a $100.00 per unit fee in lieu of park land dedication. 3. That the grading and drainage plan be submitted and approved prior to final plat approval_ 4. That the final plat meet a11 requirements of Section 30-40 Final Piat of che C:ty of 'v'shkos�� Subdiv�sior� Crd'.aance. S. The developer is responsible for a11 capital improvement costs incurred by this development. 6. Lot 7 be eliminated and Manchester Street be extended_ 7 � That the final plat only reflect those lots that can be served by the existing gravity flow sanitary sewer system. That the previously approved minor subdivision which created 4 lots at the easterly end of dedicated Abbey Avenue be included and referenced within the preliminary and final plats.
