De Pere,WI 54901 920.632.7103 4/10/11 RE: Maintenance at 1107 School Ave. Oshkosh,WI Nicole/Todd, Just want to let you know of a few things going on with the house that require your attention. Bathroom • The pipes under the sink are leaking again. I had them fixed after I first moved at my own expense, but it is leaking again on a regular basis. • The bathtub is not draining properly,and I do not have the resources to take it apart and look at it on my own. • The light fixture on the wall has two lamps. The bottom one no longer works. I � changed bulbs, to no avail. ' Basement • The drain under the washer has begun to fill up with water again. I have to suck it out with the shop vack,but it should really be looked at. • The water heater looks like it may be leaking slowly. There is rust and corrosion along all the seams and the floor around it is always wet. • A smoke detector should be installed in the basement. Garage • The garage door opener stopped working. I replaced the batteries to no avail. Yard Maintenance • The lawn mower will either need to be fixed or replaced. Roof • The ceiling paint in both the master bedroom and the back hallway are beginning to peel and discolor again because of water damage due to the failing roof. I tried to 1 � M patch it on my own when I first moved in by putting plastic down in the attic and patching the ceiling drywall at my expense,but a new roof is what's in order. FYI • A smoke detector was installed in the hallway in January at my expense,as there was none in the house. • A handrail was installed in the back hallway at my expense. I'm pretty sure most of these are housing code violations, especially the roof. Please give 24 hours notice before you come to preform the requested maintenance. Lucy Boyer 2
