BOARD OF ZONING APPEALS PAGE TWO JANUARY 16, 1991
 1907 JACKSON STREET
Mr. Thayer explained the sign at 1907 Jackson Street will be further
back from Gruenwald than it currently is. The sign is also to be
upgraded and will look much better than the existing sign.
Motion by Krueger to approve a variance to place a sign with a 20 ft.
front yard setback from Gruenwald Avenue and a 4 ft. setback from
Jackson Street. Seconded by Hintz. Motion carried 4-0.
2670 AND 2704 JACKSON STREET
Mr. Thayer explained the State has decided to widen the intersection
of Packer Avenue and Jackson Street as long as it is widening Jackson
Street already. The radius of the corner is to be rounded and a 40 ' x
82 ' triangular piece of property needs to be taken from each property
owner. The property acquired from the Naslund site is only vacant
land but the Purath property (Sawicki) already has a parking lot in
that area. The 0 ft. setback would only apply to a very small piece
of the property because the corner is to be rounded and the setback
would be from a diagonal line.
' Motion by Krueger to approve a 0 ft. front yard setback for parking
lots which setback will only be permitted in that portion of the lot
that fronts the newly created diagonal right-of-way line as proposed
by the Wisconsin Department of Transportation site plan for 2670 and
2704 Jackson Street located at the intersection of Jackson Street and
Packer Avenue. Seconded by Slover. Motion carried 4-0.
Regarding the findings of fact for all sites, Ms. Hintz stated the
State Highway Improvement Project disrupts existing businesses and
causes hardships to the property owners which is beyond their control.
Provisions have been made to provide vision clearance and this street
improvement will be a net improvement aesthetically. The improvements
are a benefit to the community and the small infractions into the
Zoning Ordinance are outweighed by the overall improvement.
Mr. Slover stated all proposals are for the minimum variances needed
and create minimum hardships.
