Dear Jim:
This letter is to inform you of the violations that must be corrected as a result of how you relocated the property �
� line at this development. �

1. By relocating the property line in the manner you chose we need you to submit the legal descriptions for both
lots to our office for review. This review should have been done prior to you recording this lot change to �
determine that both lots would still be in compliance with city ordinances. Of specific concern is whether the
north lot has the minimum required street frontage as required by the City Zoning Ordinance. By relocating the `
property line,the north lot now only has street frontage on N. Main St. and we need to determine if this
frontage meets the minimum requirements of the Zoning Ordinance.
2. As I relayed to you previously,the permits for this development were issued based on a review of a site plan `_.
showing one large parcel of land,not two individual two parcels of land. Since this development is actually k
two parcels of land, a revised, scaled site plan and landscape plan must now be submitted for the 3434-3454 �
Jackson St. development. This site plan must show the location of all buildings,parking lots, access drives and
landscaping. Be advised the following setbacks to any gravel or paved surfaces(as well as to any buildings) `
must be provided: �
• Maintain a 20'setback between all graveUpaved areas and the north property line.
• Maintain a 5'setback between all graveUpaved areas and the south and east property lines in the
vicinity of 3434 and 3444 Jackson St.buildings.
• Maintain a 20'setback between all graveUpaved areas for the west 302.87'along the south property
line.
• All landscaping as shown on the previously approved plans shall be provided on this revised plan.
The landscaping that you omitted from the north side of 3454 Jackson St. must be provided
elsewhere on this development in an acceptable location. Copies of the previously approved t
site/landscape plans have been enclosed for your reference in preparing the revised plans.
We had intended to cover this information with you in the meeting that was scheduled for October 2°d. If you have
any questions regarding the revised site plans,please call me at 236-5045 or stop in the office during our pernut
hours.
