PURPOSE: APPROVE PRELIMINARY PLAT/NORTH PARK ESTATES
INITIATED BY: CITADEL CORP.
PLAN COMMISSION RECOMMENDATION: Approved 3-2 w/conditions
BE IT RESOLVED by the Common Council of the City of Oshkosh that
the Preliminary Plat known as North Park Estates , described below, is
hereby approved.
Part of the NW i/4 of the SW 1/4 of Section 36, T19N, R16E,
City of Oshkosh, Winnebago County, Wisconsin, more fully
described ae follows: Commencing at [he W 1/4 corner of eaid
Section 36; thence N 89°-54�-05" E 36.00 ft. to the point of
beginning; [hence continuinR N 89°-54'-05" E 1298.68 ft.;
thence S 00°-13'-50" W 1319.82 ft.; thence S 89°-49'-24" W
1282.06 ft.; thence N O1°-OS'-52" W 485.14 ft.; thence N
89°-49'-24" E 85.00 ft.; thence N 44°-32'-06" E 284.27 ft.;
thence N 149.95 ft.; thence S 89°-49'-24" W 290.00 ft.;
thence along the arc of a curve to the riqht 757.84 ft.,
whlch hae a radius of 22,853.30 ft, and a chord of 757.74
ft. that beara N 00°-11'-52'� W; thence N 89°-54'-OS" E
145.00 ft.; thence N 209.00 ft.; thence S 89°-54'-05" W
110.53 ft.; thence along the arc of a curve to the right

BE IT FURTHER RESOLVED that approval of the Preliminary Plat known
as North Park Estates is contingent upon the following :
1 ) A covenant be placed on the face of the final plat requiring a
$100 per unit fee in lieu of parkland dedication.
2 ) That a $100 per lot fee be paid in lieu of parkland dedication
prior to approval of the final plat .
3 ) That the final plat meet all requirements of Section 30-68
Final Plat of the City of Oshkosh Subdivision Ordinance.
4 ) The developer be responsible for all capital improvement costs
which may include the construction of a sanitary sewer pump
station.
5 ) That the appropriate land required for a pump station be made
available by the developer.
6 ) A drainage plan be submitted and approved prior to submitting
the final plat .
7 ) A covenant be placed on the face of �he final plat prohibiting
direct vehicular access onto US Hwy 45 for Lots l , 76 , 77 , 78 and
93 .
8 ) That the abutting ownership and zoning classifications be
corrected prior to final plat approval .
9 ) That a covenant be placed on the face of the final plat
addressing the maintenance of the public areas identified on the
preliminary plat . The covenant should indicate who is responsible
for actual maintenance of the area and who is responsible for cost
of said maintenance .
