A part of Lot 3 of Block 102 Leach°� Map of 1894 and a part of the Northwest Quarter (NW�) of the Southwest Quarter (SW}) of Section Fifteen (15), Township F.ighteen (18) North�, Range .S�xteen (16) East, Sixteenth (16th) Ward, City of Oshkosh, Winnebago County, Wisc.onsin containing 5.560 Acres of land and being described by: Commencing at the West Quarter (W4) Corner of Section l5; thence S.00°-01 '-47"W. 1()59.10 feet, along the West line of the SW� of said Section 15; thence S.89°-57'-39"E. 1066.49 feet to �the true point of beginning; riinning thence N.00°-02'-21"E. 513.41 feet; thence N.89°- 4�'-43"L. 128.54 feet; thence Northerly 85.22 feet, along the Arc of a Curve to the right having a Radius of 50.00 �eet and the Chord of which bears N.26°-2U'-36"F.. 75.27 feet; thence N.00°-l4'-22"E. 131.59 feet; tlience N.89°-48'-43"E. 90.00 feet; thence 5.00°-14'-22"W. 369.99 feet; thence 'N,89°-SO'-18"E. 294.75 feet; thence S.00°-16�-36"W. 261.09 feet; thence SouthWesterly 280.04 feet, along the Arc of a Curve to the left hav3ng a Radius of 381.16 feet and the Chord of r+hich bears S.61°-48'-48"W. 273.79 feet; thence N.49°-14'-04"W. 70.77 feet; thence N.89°-57`-39"W. 249.86 feet to the true point of beginning. (Generally located E of Sawtell Ct., N of Robin Ave., S of (�hkosh Ave., on the N side of Weatfield St.) BE IT FURTHER RESOLVED that approval of the revised Preliminary Plat known as Westfield Estates is contingent upon the following: 1) That a covenant be placed on the face of the final plat requiring a $100.00 per unit fee in lieu of parkland dedication. 2) That a $100.00 per lot fee be paid in lieu of parkland dedication prior to approval of the final plat. 3) That the final plat meet all requirements of Section 30-68 Final Plat of the City of Oshkosh Subdivision Ordinance. 4) The developer be responsible for all capital improvement costs. 5) A drainage plan be submitted and approved prior to submitting the final plat. 6) That a covenant be placed on the face of the final plat relative to storm drainage and grading plan pursuant to Section 30-69(H) of the City of Oshkosh Subdivision Ordinance.
