PURPOSE: APPROVE PRELIMINARY PLAT/FIRST ADDITION TO KAITLYNN
INITIATED BY: KURT KOEPPLER
PLAN COMMISSION RECOMMENDATION: Approved 6-0 w/conditions
BE IT RESOLVED by the Common Council of the City of Oshkosh that the
Preliminary Plat known as First Addition to Kaitlynn, described below, is hereby
approved.
All of Out,lota i, 2, and 3 in Rusch & Yienast Plat and Outlot 4 of the First Addition to
Rusch & Kienast Plat and a part of the Southwest Quarter (SW;) of the Northvest Quarter (NW})
of Section Eleven (11), Township Eighteen (18) North, Range Sizteen (16) East, Twelfth (12th)
Ward, City of Oshkosh, Winnebago County, Wisconsin conteining 3.901 Acres of land being described
by:
Commencing at the West Quarter (W�) Corner of said Section I1, thence N.89°-54'-37"E. 880.71
feet, along the South line of the NW} of said Section 11 to the true point of beginning; running
thence N.00°-29'-27"E. 240.00 feet; thence N.89°-54'-37"E. 120.00 feet; thence N.00°-29'-27"E.
120.00 feet; thence N.89°-54'-37"E. 5.52 feet; thence N.00°-29'-27"E. 60.00 feet; thence 5.89°-
54'-37"N. 5.52 feet; thence N.00°-29'-27"E. 323.00 feet; thence N.89°-54'-37"E. 5.52 feet; thence
N.00'-29'-27"E. 41.55 feet; thence N.89°-39'-36"E. 175.01 feet; thence 5.00°-29'-27"W. 785.32
feet; thence 5.89°-54'-37"W. 300.52 feet to the true point of beginning.
BE IT FURTHER RESOLVED that approval of the Preliminary Plat known as First
Addition to Kaitlynn is contingent upon the following:
1) Payment of park fees in lieu of parkland dedication of $100 per lot prior to
final plat approval.
2) A covenant be placed on the face of the final plat requiring a $100 per unit
fee in lieu of parkland dedication.
3) That a grading and drainage plan be submitted and approved prior to final plat
approval.
4) That the developer be responsible for all capital improvement costs incurred
by this development.
5) That the final plat meet all reqiairements of Sectiori 30-68 Final Plat of the
City of Oshkosh Subdivision Ordinance.
6) A covenant be placed on the face of the final plat relAtive to storm drainage
and grading plan pursuant to Section 30-69(H) of the City of Oshkosh
Subdivision Ordinance.
7) That the 39 ft. portion of Plymouth St. right-of-way which connects the
existing Plymouth St. right-of-way with the proposed cul-de-sac be 50 ft.
wide.
