(Plan Commission recommends approval)
BACKGROUND
The subject site is an approximately 2.2954 acre area consisting of one parcel, which is
currently platted as Longfellow Place, a Community Condominium. The condominium plat
consists of four four-unit buildings and common area with finro buildings fronting Oak Street
and two fronting on Grove Street. To date, only the buildings along Oak Street have been
constructed. The surrounding area is well-established neighborhood with predominately
single-family uses with exception of Bella Vista Retirement Community to the north.
ANALYSIS
On December 17, 2013 the Plan Commission approved a Certified Survey Map at the 500
blocks of Grove and Oak Streets. Part of the survey included a 5.25 wide right-of-way
dedication along the south side of E. Parkway Avenue. This dedication increases the overall
width of E. Parkway from 49.5 feet to 54.75 feet. This partially achieves the Comprehensive
Plan's recommendation of 60-foot wide right-of-way dedications for local streets; an
additional 5.25-foot dedication will be required along the north side of E. Parkway Ave. to
achieve the 60-foot width, however, there are no immediate plans for this dedication.
FISCAL IMPACT
None anticipated.
RECOMMENDATION
The Plan Commission approved of the request in conjunction with the approva� of the
Certified Survey Map at its December 17, 2013 meeting.

Property Location and Type:
