HomeMy WebLinkAboutMinutes__________________________________ Plan Commission Minutes 1 April 15, 2014 PLAN COMMISSION MINUTES April 15, 2014 PRESENT: David Borsuk, Ed Bowen, Thomas Fojtik, Steve Cummings, Kathleen Propp, Robert Vajgrt, Karl Nollenberger EXCUSED: Jeffrey Thoms, John Hinz, Donna Lohry STAFF: Darryn Burich, Director of Planning Services; David Buck, Principal Planner; Deborah Foland, Recording Secretary Chairperson Fojtik called the meeting to order at 4:00 pm. Roll call was taken and a quorum declared present. The minutes of April 1, 2014 were approved as presented. (Propp/Cummings) I. ITEM HAS BEEN WITHDRAWN FROM THE AGENDA II. RESIDENTIAL DESIGN STANDARDS VARIANCE REQUEST FOR THE CLOSURE OF TWO WINDOWS ON THE SIDE ELEVATION OF PROPERTY LOCATED AT 806 JEFFERSON STREET The property owner requests approval for the closure of two windows on the north side elevation of the two-family home at 806 Jefferson Street. Mr. Buck presented the item and reviewed the site and surrounding area as well as the zoning classifications and land use in said area. He gave a brief description of the site and stated that the variance request was due to the new Residential Design Standards that went into effect on March 1, 2014 that require the property owner to retain the existing windows and doors on the front and side facades of a structure. The owner is doing rehabilitation to the home and desired to remove two windows in the bathrooms of the residence for privacy purposes and to prevent mold damage. He displayed photos of the home showing the location of the windows proposed to be removed. He discussed the impact on the neighborhood properties which would be minimal as the windows are situated in the back portion of the home’s side façade. He also stated that there would be a condition added to this request that the fill material used must be compatible with the exterior siding of the home. Ms. Propp commented that she visited the site and questioned if the two front windows were being removed as it appeared they were boarded up. Mr. Buck responded that the building permit application does not include the removal of any other windows but they are in the process of replacing the siding. Motion by Nollenberger to approve the residential design standards variance for the closure of two windows on the side elevation of property located at 806 Jefferson Street with the following condition: 1) Fill material used in the area of the removed windows be compatible or seamless with the exterior of the building. __________________________________ Plan Commission Minutes 2 April 15, 2014 Seconded by Vajgrt.
