We qualify our proposal as follows: 1. All new footings (18) will be 3'-6" square X 2'-0" deep with (5) no. 4 bars each way. 2. The top of the new footings will be flush with the surrounding floor. The footing tops will be troweled so it matches in with the floor finish. 3. The piers will be 1'-4" square, reinforced with four (4) no. 6 vertical bars and no. 3 ties, 1'-0" o/c. 4. The existing brick piers will be removed down to the tops of the existing stone footings. 5. We do not include removal of stone footings in our bid. We are assuming that the top of the existing footings are 2'-0" below floor finish and that we will be removing only brick piers and ground down to that point. 6. The footings will be poured neat with no side or edge forms. Please bear in mind that as the individual footings are exposed the conditions and depths that we find might be contrary to the qualification of our proposal so there could be extras or credits to the proposal amount in this letter. i T C 'V I 4 ata ^wu COMMERCIAL • INDUSTRIAL • INSTITUTIONAL RUIL_O!NG • Car-^.entne-, Concrete, Masonry Feb. 10, 1984 Yarbro-Kempinger Architects, Inc. Bob Yarbro Yarbro-Kempinger Architects , Inc. 1018 West South Park Avenue P 0 Box 2096 Oshkosh, Wisconsin 54903 RE: Restoration and Rehabilitation of The Grand Opera House Dear Bob: On December 28 , 1983 , I looked at two (2) footings under the existing brick piers which supported the floor of the "House" . The footings consisted of two (2) stones, not very thick, which measured 30" to 32" square. In addition, the footing stones were not concentric with the brick piers. The soil was a moist red clay. We are uncomfortable about supporting the new reinforced concrete floor system on these footings, and recommend that the existing brick piers and stone footings be replaced with new footings and columns , using the same design as those shown on Sheet Sl. We suggest getting a cost of removal and replacement from the General Contractor on a per column basis. In addition, I looked at the start of the excavation for the elevator pit which was filled with water and had a thin layer of ice on the surface. The soil appeared to be very soft, but we prefer to see what it looks like after they have excavated to footing level. You should examine it at that time. Meanwhile, if you could send me a copy of the boring log and the soils report for the parking structure across the street, we may be able to get some information about the foundation materials from that . The well is approximately 2 ' -0" round and lined with stones. Depth of the well has not been determined. Before the existing basement floor was placed, the well had been filled with cinders and bricks. Those materials have now been removed to a level about 2 ' -0" below the bottom of the new elevator pit floor slab. Clarence Lade, Marino Construction, has been instructed to proceed with the pit construction, to fill the well to its current excavated level with concrete and to place the sump basin in its originally designed location - over the well.
