The owner or operator of every rooming house shall ensure that a smoke detector is installed in each sleeping room,vacant or occupied, and is in working order. **At inspection several smoke detectors were not working. Install batteries in any smoke detector that is not working. If at re-inspection any detectors are found to be not working citations will be immediately issued. Item# 2 Code 16-456(4) Complies No Comply By 05/07/2013 IMMEDIATELY Description The owner or operator of every rooming house shall be responsible for the maintenance of a clean condition in all communal areas and unoccupied rooms of the rooming house. "*Clean the basement of all junk and debris on the floors and bugs that are on the floors and window sills. Clean all floor coverings-vacuum or carpet clean all carpeting and wash all vinyl or tile. Walls, ceilings and doors were extremely dirty also-clean off all dirt and grime. Clean off the stove. Item# 3 Code 1635A(3) Complies No Comply By 05/07/2013 IMMEDIATELY Description Cracked/damaged/leaking fixtures or other plumbing conditions,which create un-sanitary conditions or unusable fixtures, shall be repaired. **The sink on the 1 st floor is starting to pull away from the wall and bracket. Tighten up the connections so the sink does not fall further off the wall. Bathroom tub spout is leaking-make repairs so it does not leak. Water is leaking upstairs and going through the kitchen below-repair and areas wher water is leaking through. Item# 4 Code 16-34A(3)(a) Complies No Comply By 05/07/2013 IMMEDIATELY Description Every outlet and fixture shall be properly installed and shall be maintained in a good and safe working condition and shall be connected to the source of the electric power in a safe manner.**Discontinue the use of extension cords as power sources in the bedrooms. Replace with power strips and plug devices directly into the power strips. Remove the multi tap where the refridgerators are plugged in. Blank off the unused and broken switch in the hall. Install cover plates where missing. Blank off junction box in the basement where a receptacle used to be. Item# 5 Code IMC 504.1 Complies No Comply By 05/07/2013 IMMEDIATELY Description Dryer exhaust systems shall convey any products of combustion to the outside of the building. `*At inspection the dryer in the basement was not connected to ducting to the outside of the building. Lint was found collecting on the basement walls. Item# 6 Code 16-35A(1)(a) Complies No Comply By 05/30/2013 Description Every floor,floor covering,wall, ceiling, kitchen counters&tops,cupboards&exterior doors etc shall be kept in good repair. *"Replace the carpeting in the downstairs common areas. Replace the floor covering on the back section of stairs. Replace all water damaged ceiling tiles in the kitchen. Paint the drity walls and doors o�ce they are cleaned. Repair the damged bedroom door jamb. Repiar any holes in the walls and paint any patched areas. Remove the burned section of carpeting in the bedroom. Item# 7 Code 16-33A(6) Complies No Comply By 05/30/2013 Description Steps/Stairways in multi-family dwellings shall be in sound condition, equipped with proper handrails&guardrails,safe to use and shall be equipped with treads and risers reasonably uniform. ""Replace the spindle that is off of the stairway(it was laying down by the refridgerators). 20836 Page 1 of 2 Item# � Code 16-35A(1)(c) Complies No Comply By 05/30/2013 Description All windows in rental dweilings shall be capable of being opened and closed easily and remain open without the use of props. Windows shall be free of chipped, peeling paint, loose or missing glazing compound, broken panes of glass and be weather tight.**Repair or replace the damaged window upstairs by the front of the house and make repairs to the windows in the building that will not remain in the open position without the use of props. Item# 9 Code 16-33A(S) Complies No Comply By 05/30/2013 Description When provided or used in any dwelling unit subject to the provisions of this Article, natural gas ranges,ovens and oven/range combinations of any type shall be installed, maintained and used or operated in a safe and non-hazardous manner. **Get new control knobs for the broken or missing knobs on the stove. Item# 10 Code IBC 715.4.3 Complies Comply By 05/30/2013 Description Door assemblies in corridors. Fire door assemblies required to have a minimum fire protection rating of 20 minutes where located in corridor walls. ""The door to bedroom#5 was recently replaced with an assembly and door that is not fire rated. Remove the door and replace with a 20 minute fire rated door. Summarv It is the responsibility of every property owner to confirm compliance with these orders before the compliance date as specified. Please contact this office on or before the scheduled due date(s)to schedule a re-inspection of the property. If you are unable to make the necessary repairs by the listed compliance date(s), please submit a schedule of corrections to be made,along with competion dates. Submitting a schedule can result in extended periods of time to make repairs on those items not Life/Safety issues. Failure to correct the violations will result in nonrenewal of your rooming house license. Violations must be corrected and approved by the noted compliance dates of each item. Call for reinspections prior to concealment and/or occupancy.
