Item# 1_ Code SPS 321/03(5) Complies No _ Comply By 05/17/2012 IMMEDIATELY Description Exiting requriements. Basements and ground floors used for sleeping shall be provided with at least 2 exits. There are two bedrooms that are set up in the basement which only has one exit(stairs to 1 st floor). In order to have sleeping rooms in the basement egress compliant windows or an additional exit is required. The use of the bedrooms in the basement shall be stopped immediately. Item# 2 Code NEC 400.8 Complies No _ Comply By 05/17/2012 IMMEDIATELY Description Flexible cords and cables shall not be used for the following: 1)As a substitute for the fixed wiring of a structure 2)Where run through holes in walls, structural ceilings, suspended ceilings, dropped ceilings, or floors 3)Where run through doorways, windows,of similar openings 4)Where attached to building surfaces. Discontinue use of extension cord(s)as a power source. Item# 3 Code MUN 16-35A(1)(b) Complies No Comply By 05/17/2012 IMMEDIATELY Description All rainwater shall be so drained from the roof/ground so as not to allow dampness inside the dwelling unit and so drained as not to allow standing water,water damage or other detrimental conditions in the dwelling. Water was found getting into the basement through the windows and wall. Significant leak also found on the garage roof. Garage roof may need to be replaced. Make a temporary repair or have a contractor schedule a time to make reapairs. Item# 4 _ Code MUN 16-34A(3)(a) Complies No _ Comply By 05/17/2012 IMMEDIATELY Description Every outlet and fixture shall be properly installed and shall be maintained in a good and safe working condition and shall be connected to the source of the electric power in a safe manner.All living units shall be provided with safe and adequate electrical facilities,fixtures&wiring. Water found leaking through the ceiling onto wiring in the garage. Install cover plates were missing. Fasten fixture in the basement so that wiring in the box is not exposed. Install bulbs in any open socket. : Item# 5 Code MUN 20-8 __ Complies No _ Comply By 06/08/2012 Description No person shall perform or permit the performance of any plumbing work without properly obtaining a permit. A licensed plumber is required for all work to be done in rental units. No permit is on file for replacing the water heater or adding a bathroom to the basement. A drain tile was found discharging to a floor drain. A sump pit shall be installed or the drain tile shall be sealed off and abandoned. Tenant was adivsed that vehicles cannot be parked on the side of the garage. Parking is allowed only in the garage or on the driveway.
