Introduction An inspection of the property revealed the following violaitons of the City of Oshkosh Municipal Code:
Item# 1 Code 17-36B Complies No Comply By 11/19/2012 IMMEDIATELY
Description No owner,agent or occupant shall allaw on any residential premises any junk, debris or other condition, which creates a public
nuisance, eyesore and/or hazard.This includes the proper storage&removal of garbage, debris and yard waste. Put out for
collection all garbage,junk, debris and recyclables. Garbage and recyclables are requried to be put out for regular collection
to eliminate accumulation. OCCUPANT RESPONSIBILITY.
Item# 2 Code MUN 16-37A(2) Complies No Comply By 11/19/2012 IMMEDIATELY
Description Every occupant of a dwelling unit shall maintain in a clean, safe&code compliant condition that part of the dwelling unit or
yard he occupies and controls. The apartment shall be immediately cleaned up. Piles of clothing, leaking garbage bags, food
and other debris was found throughout the dwelling unit. Vacuum all carpeting,wash kitchen and bathroom floors. Clean up
and remove any garbage or debirs. OCCUPANT RESPONSIBILITY.
Summarv It is the responsibility of the occupants to confirm compliance with these orders before the compliance date as specified.
Piease contact this office on or before the scheduled due date to avoid further action by the City. Please contact me

Introduction An inspection of your rental property(living unit)foliowing a tenant complaint revealed the following violations of the Oshkosh
Minimum Housing Code which shall be corrected by the compliance dates specified for each item. If you have any questions

Item# 1 Code MUN 16-33A(7) Complies No Comply By 11/20/2012 IMMEDIATELY
Description All dwelling units, vacant or occupied, shall be provided with working, approved smoke detectors one each in the basement
first and second floors. Common area smoke detectors(basements)are the sole responsibility of the property owner. The
owner shall replace batteries once per year or at the beginning of new tenancies. Written responsibilities shall be given to the
occupants concerning smoke detectors.
No battery found in 1 st floor detector.
Item# 2 Code ss 101.647 Complies No Comply By 11/20/2012 IMMEDIATELY
Description The owner of a dwelling shall install a functional carbon monoxide detector in the basement of the dwelling and on each floor
level except the attic,garage, or storage area of each dwelling unit. Except as provided under par. (b)the occupant of the
dwelling unit shall maintain any carbon monoxide detector in that unit. (b) If any occupant gives written notice to the owner that
the carbon monoxide detector is not functional, the owner shall provide,within 5 days after receipt of that notice, any
maintenance necessary to make that carbon monoxide detector functional.
Item# 3 Code MUN 16-34A(1) Complies No Comply By 11/20/2012 IMMEDIATELY
Description Every dwelling unit shall have heating facilities which are capable of safely and adequately heating all habitable rooms and :
bathrooms to a temperature of at least 67 degrees F with an outside temperature of minus 15 degrees without forcing the
heating system. All habitable rooms to be supplied with adequate heat sources. All heating shall be in operation to maintain
this minimum during all occupied periods. Maintenance was on site and re-fired the furnace. Thernostat needed to be
repiaced since it was broken.
Item# 4 Code MUN 16-35A(1)(c) Complies No Comply By 11/20/2012 IMMEDIATELY
Description All windows in rental dwellings shall be capable of being opened and closed easily and remain open without the use of props.
Windows shall be free of chipped, peeling paint, loose or missing glazing compound, broken panes of glass and be weather
tight. Replace the broken pane of glass in the living room window.
Item# 5 Code MUN 16-35A(2) Complies No Comply By 12/12/2012
Description Every outside stair, every porch, every guardrail and every appurtenance thereto shall be so constructed as to be safe to use
and capable of supporting the load that normal use would cause to be placed thereon, and shall be kept in sound condition&
good repair. Such stairs and porches shall be kept free of refuse or stored material. Repair the damaged railing on the front
steps.
Item# 6 Code MUN 16-35A(2) Complies No Comply By 12/12/2012
Description All habitable room windows/door windows shall be effectively screened with screens in good serviceable condition. Install
screens on any windows where screens are missing.
Item# 7 Code MUN 16-35A(1)(a) Complies No Comply By 12/12/2012
Description Every floor,floor covering,wall, ceiling, kitchen counters&tops, cupboards 8�exterior doors etc shall be kept in good repair.
Either have the flooring professionally cleaned to remove the stains and dirt or replace the carpeting.

Item# 8 Code MUN 16-34(3)(a) Complies No Comply By 11/20/2012 IMMEDIATELY
Description Every outlet and fixture shall be properly installed and shall be maintained in a good and safe working condition and shall be
connected to the source of the electric power in a safe manner. Repair or replace the bathroom fan that is not working
properly.
