Introduction An inspection of your rental property(living unit)following a tenant complaint revealed the following violations of the Oshkosh
Minimum Housing Code which shall be corrected by the compliance dates specified for each item. If you have any questions

Item# 1 Code MUN 16-33A(7) Complies No Comply By 09/25/2012 IMMEDIATELY
Description All dwelling units, vacant or occupied, shall be provided with working, approved smoke detectors one each in the basement
first and second floors. Common area smoke detectors(basements) are the sole responsibility of the property owner. The
owner shall replace batteries once per year or at the beginning of new tenancies. Written responsibilities shall be given to the
occupants concerning smoke detectors.
Item# 2 Code ss 101.647 Complies No Comply By 09/25/2012 IMMEDIATELY
Description The owner of a dwelling shall install a functional carbon monoxide detector in the basement of the dwelling and on each floor
level except the attic, garage, or storage area of each dwelling unit. Except as provided under par. (b)the occupant of the
dwelling unit shall maintain any carbon monoxide detector in that unit. (b) If any occupant gives written notice to the owner that
the carbon monoxide detector is not functional, the owner shall provide,within 5 days after receipt of that notice, any
maintenance necessary to make that carbon monoxide detector functional.
Item# 3 Code MUN 16-36A(5) Complies No Comply By 09/25/2012 IMMEDIATELY
Description A basement space may be used as a living or sleeping room or a dwelling unit if floors and walls are inpervious to the leakage
of underground and surface runoff water, excess humidity is controlled and the space used complies with the requirements for
habitable rooms. Room in the basement cannot be used as a sleeping area(bedroom).
Item# 4 Code MUN 16-35A(1)(b) Complies No Comply By 10/19/2012
Description All rainwater shall be so drained from the roof/ground so as not to allow dampness inside the dwelling unit and so drained as
not to allow standing water, water damage or other detrimental conditions in the dwelling. Water is getting into the basement.
Tenant stated that when it rains the basememt has standing water. The carpeting in the basement was water soaked at
inspection. One of the downspouts is discharging right next to the building foundation. Drain tile connection to the floor drain.
Item# 5 Code MUN 16-35A(1)(a) Complies No Comply By 10/19/2012
Description Every floor, floor covering,wall, ceiling, kitchen counters&tops, cupboards&exterior doors etc shall be kept in good repair.
Have the water damaged carpeting in the basement cleaned or remove it. Repair or remove the damaged door in the
basement.

Item# 6 Code MUN 24-6.1 Complies No Comply By 10/19/2012
Description No person(s) shall discharge or cause to be discharged, any polluted waters such as stormwater, groundwater, roof runoff,
subsurface drainage, or cooling water to any sanitary sewer. Drain tile discharging to a floor drain. A sump pump shall be
installed to service the drain tile. Permit required.
Summary It is the responsibility of every property owner to confirm compliance with these orders before the compliance date as
specified. Please contact this office on or before the scheduled due date to avoid further action by the City.
Violations must be corrected and approved by the noted compliance dates of each item. Call for reinspections prior to concealment
and/or occupancy. Upon completing the corrections,the owner/contractor/agent must sign and date at the bottom of this notice
and return it to the Inspection Services Division by the Compliance Date of 10/19/2012
