Yards shall be maintained by the owner according to the provisions of Section 18-69A and 18-79.1 B of the Oshkosh Property Maintenance Code. 2 16-35A(6) No owner shall rent to any other person for occupancy or allow any person to occupy any dwelling unit or premises unless it is safe and clean and complies with all provisions of the Minimum Housing Code and Section 18-79.1 of the Property Maintenance Code. 3 18-79.1 B (a) An upholstered couch is being used or stored on the open front porch. The couch shall be removed. (b) Household garbage and debris is being stored under the front porch and shall be ` removed. (c) The unlicensed vehicle parked in the driveway shall be removed from the premises. 4 16-33A(5) Garbage containers shall be supplied by the owner larger enough to hold all garbage generated by the two family dwelling. 5 16-37A (3) The owner shall insure that garbage is properly stored to the rear and adjacent to the ; building unti14:00 pm the day before pickup. 6 7-8 A new steps has just recently been installed on the East entry without a building permit. 1 7 16-33A(6) (a) Code compliant guardrails aze required on the front porch. Guardrails shall be installed at a height of 36 inches with intermediate railings installed so that a 6" ball will not pass through. (b) The newer front concrete steps has been installed without regard for Code concerning steps riser heights. The steps shall be reset to Code so that no riser height varies more than 3/16". (c) The new East entry steps have been installed without regard for Code and shall be replaced to Code to include riser heights which do not vary more than 3/16"; handrails installed on both sides at a height of 30-34" with intermediate rails which a 6" ball cannot pass through; at least a 3 foot by 3 foot platform installed at the top of the steps. 8 18-79.1A (a) The West front porch column has been damaged and is no longer plumb. This support column shall be repaired/replaced to a sound condition. (b) The stone porch supports are tipping inward and shall be made secure to stop any further movement. (c) The tree growing at the foundation of the dwelling is damaging the siding on the building and shall be removed to stop further damage. (d) All damaged to missing siding shall be replaced to match. (e) All areas of chipped or peeling soffitt paint shall be repainted. 9 16-33A(9)a Deadbolt locks and solid core doors shall be installed on the living unit doors. 10 16-34A (3) The electrical service entrance cable is deteriorated and shall be replaced per the requirements of the Electrical Inspector. (236-5046) CORRECTION SCHEDULE Items#1 & #2 reflect your responsibilities as owner for the maintenance of your rental properties. A number of the violations noted above have been ordered corrected on other properties you own in the past. Apparently you are under the impression that violations do not need to be corrected until they are noted by the inspectors. This is an error on your part. You are also well aware of the requirement for building permits also. Please consider this an incentive to ensure that all your properties are maintained both inside and out and that permits are obtained when required. This notice will be considered in future enforcement and correction of violations on any of your properties. Items#3a,b& c shall be corrected before July 7, 1995. Items#4 & #5,#6, &#10 shall be corrected before July 17, 1995. Failure to correct #10 before this date will result in disconnection of electrical service per Article 11-44 of the Oshkosh Code. Items#7a,b&c, #8a& b shall be conected before August 30, 1995. Items#8c& #9 shall be corrected before September 30, 1995. Items#8d& #8e shall be corrected before May 1, 1996.
