Item# 1 Code MUN 16-33A(7) Complies No Comply By 02/13/2013 IMMEDIATELY Description All dwelling units, vacant or occupied,shall be provided with working, approved smoke detectors one each in the basement first and second floors. Common area smoke detectors(basements)are the sole responsibility of the property owner. The owner shall replace batteries once per year or at the beginning of new tenancies. Written responsibilities shall be given to the occupants concerning smoke detectors. **Smoke detector in unit#3 was not working. Replace the battery or the detector. Item# 2 Code MUN 16-33A(9) Complies No Comply By 02/13/2013 IMMEDIATELY Description All living unit entryways shall be equipped with solid core doors in good condition and deadbolt locks installed as defined in Section 16-22 OMC. **The entrance door to unit#3 is not sealing. Light is visible around the door when the door is in the shut position. Item# 3 Code SPS 322 Complies No Comply By 02/13/2013 IMMEDIATELY Description Clothes dryers shall be vented to the outside of the structure. **At inspection the dryer venting in the basement was disconnected at the base of the dryer. Item# 4 Code MUN 16-35A(1)(a) Complies No Comply By 02/13/2013 IMMEDIATELY Description Every floor,floor covering,wall, ceiling, kitchen counters&tops, cupboards&exterior doors etc shall be kept in good repair. **The lock on the patio door in unit#3 is not working-repair or replace. Replace the filter on the range hood and clean the grease off of the range hood. Adjust the closures on the two exterior doors to the building so that the doors close tightly and install weather stripping. Item# 5 Code MUN 16-37A(1) Complies No Comply By 02/13/2013 IMMEDIATELY Description Every owner of a dwelling shall be responsible for maintaining in a safe,clean and good condition all communal, shared or public areas of the dwelling and appurtenant premises. **Basement is covered with spider webs. Item# 6 Code MUN 16-34A(3)(a) Complies No Comply By 03/08/2013 Description Every outlet and fixture shall be properly installed and shall be maintained in a good and safe working condition and shall be connected to the source of the electric power in a safe manner. **Secure the cover plate for the lightswitch to the basement. In unit#3 one of the switches by the entrance does not work-power to hanging light. Replace the switch. Two outlets in the bedrooms are worn out and will not hold plug in cords-replace those outlets. An electrician is required for the replacement of devices or fixtures. Item# 7 Code MUN 16-35A(3) Complies No Comply By 03/08/2013 Description Cracked/damaged/leaking fixtures or other plumbing conditions,which create un-sanitary conditions or unusable fixtures, shall be replaced/repaired by a licensed plumber with permit. **Shower head leaks when running water to the tub. Replace the cracked sink in the bathroom. A licensed plumber is requried for the replacement of fixtures. 20669 Page 1 of 2 Item# 8 Code MUN 16-35A(1)(c) Complies No Comply By 03/08/2013 Description All windows in rental dwellings shall be capable of being opened and closed easily and remain open without the use of props. Windows shall be free of chipped, peeling paint, loose or missing glazing compound, broken panes of glass and be weather tight. **Additiona caulking may be needed around the interior of the window frames. Summary It is the responsibility of every property owner to confirm compliance with these orders before the compliance date(s) as specified. Please contact this office on or before the scheduled due date(s)to schedule a re-inspection of the property. Violations must be corrected and approved by the noted compliance dates of each item. Call for reinspections prior to concealment and/or occupancy.
