Per our discussion relative to 817 Oregon Street,please accept this letter as a request on behalf of Paul
Malsack for a change of use of this property.
Presently the property located at 817 Oregon Street is zoned C-3 commercial. The property has been
classified per the UBC as retail/business. The present owner wishes to change the use of the structure to
S-2 and occupy the structure with uses permitted in S-2.
I have reviewed the structure and find the following:
1. The building is classified as V(B)and shall have these fire resistant rating requirements
Primary structural frame 0 hr
Bearing walls exterior 0 hr
Floor construction 0 hr
Roof construction 0 hr
2. The existing building has 2 hr. rated masonry bearing walls south/west and north the adjacent
building(north and south)are 2 story structures with 2 hr. masonry walls with minimum
openings.
The east wall which fronts on Oregon Street is typical store front glass/glazing.
The roof structure is `0' hr. wood joists spanning north to south with suspended ceiling under.
The roof deck is wood plank 3/4”nominal thickness with built up roofing.
Legal exit ways are at east and west sides of building.
Floor structure is slab on grade. The building contains one toilet facility.

3. The building will require exhaust ventilation. The owner has been made aware of this and will
contact his HVAC contractor to install the exhaust system as required by the Department of
Commerce HVAC codes for this type of occupancy(vehicle storage).
It is therefore requested that this property be reclassified as an S-2 use and ias construction type `V'.
