Item# 1 Code MUN 16-33A(7) Complies No Comply By 08/23/2012 IMMEDIATELY Description All dwelling units,vacant or occupied, shall be provided with working, approved smoke detectors one each in the basement first and second floors. Common area smoke detectors (basements)are the sole responsibility of the property owner. The owner shall replace batteries once per year or at the beginning of new tenancies. Written responsibilities shall be given to the occupants concerning smoke detectors. Smoke detector upstairs was not working. Item# 2 Code MUN 16-33A(6) Complies No Comply By 08/23/2012 IMMEDIATELY Description Steps/Stairways in multi-family dwellings shall be in sound condition, equipped with proper handrails&guardrails, safe to use and shall be equipped with treads and risers reasonably uniform. Install a handrail for the stairs to the upper apartment. Replace the missing spindle on the guardrail at the top of the stairs. Item# 3 Code MUN 16-35A(1)(a) — Complies No Comply By 09/15/2012 Description Every floor, floor covering,wall, ceiling, kitchen counters&tops, cupboards&exterior doors etc shall be kept in good repair. Replace the missing or water damaged ceiling tiles. Repair the water damaged wall coverings in the closet. Item# 4 Code MUN 16-35A(1)(c) Complies No Comply By 09/15/2012 Description All windows in rental dwellings shall be capable of being opened and closed easily and remain open without the use of props. Windows shall be free of chipped, peeling paint, loose or missing glazing compound, broken panes of glass and be weather tight. Some windows requried props to remain open-install hardware to hold the windows in place when open. Repair any rotted or damaged sills. Paint windows where paint is chipping/peeling. 19878 Page 1 of 2 Item# 5 Code MUN 16-35A(3) Complies No Comply By 09/15/2012 Description Cracked/damaged/leaking fixtures or other plumbing conditions,which create un-sanitary conditions or unusable fixtures, shall be replaced/repaired by a licensed plumber with permit. Tenant stated that the tub continues to leak. A patch was installed but may not be effective. Tub may have to be replaced. Summary It is the responsibility of every property owner to confirm compliance with these orders before the compliance date(s) as specified. Please contact this office on or before the scheduled due date(s)to schedule a re-inspection of the property. Violations must be corrected and approved by the noted compliance dates of each item. Call for reinspections prior to concealment and/or occupancy.
