is responsible for all material measurements. If you are awarded the work, any modification of
this bid will require a change order. All work must be completed according to applicable City
Code requirements. If yoU feel additional work is needed to meet code requirements, attach an
additional itemized bid to this form.
Any painting related work done in a home with children under 7 years of age must be completed
by a State of Wisconsin Certified Lead Paint Hazard Reduction contractor and in accordance with
applicable State Lead Paint Reduction Law. This may include any work that diSturbs an existing
painted surface.
The property owner has reviewed these specifications with the City. IN ORDER TO MAKE
SURE ALL THE BIDS ARE COMPARABLE, BID THE WORK AS IT APPEARS IN THESE
SPECIFICATIONS. Selection of color and style, where applicable, are the choice of the
property owner.

This roof was replaCed by the previous owner.
However, the flashing needs to be checked and sealed where necessary.
Some of the shingles need further fastening and the Chimney needs
repair and a possible new cap. Check and give a bid for this work.
Check to see if there is a need to sister in some new rafters. A sag in
the roof was noted by owner's private inspection.
Provide and install all new aluminum gutters and downspouts, including
new hanger straps installed under roofing shingles and all joiners and
attachment hardware. Spike and ferrule hangers are not allowed.
If water heater still vents through chimney, the chimney needs to be
repaired with a new cap and if necessary a chimney liner needs to be
included.
MAKE SURE TO SEE IF PLUMBER NEEDS TO INSTALL VENTS THROUGH
ROOF THAT ARE NOT NOW THERE.
SEE ATTACHED SITE PLAN and other porch instructions. You will
have to Work with Inspections Dept. for compliancy.
The front porch on this house needs to be replaced. Probably the best
layout will be a 4x4 platform and steps coming off to the driveway side
of the house.
Look at the house next door. We want that with a better look.
Remove and properly dispose of existing steps on front of hoUse.
Provide and install all new porch deck anchored in 42" deep
poured concrete piered footings. For porch floor use lx4 t & G
fir porch decking with appearance grade or better lumber.
Steps to be standard with enclosed risers. See enclosed drawing for
the type. The guard and handrail shall be as shown in the picture.
Ask owner if they want the space under the porch finished off
as shown or if they want lattice work for easier access if needed.
If you do lattice work, you must attach the lattice behind the riser.
Prime and paint with oil based primer on guard and handrail
and all parts except porch deck and stair runs. For porch deck
and stair runs use porch deck enamel. Ask owner about color
or stain.
At end of Porch steps, provide stepwalk to driveway.
To be poured concrete, (flat work) uSing 3000 psi concrete,
floated and broom finiShed with appropriate reinforcement.

INTERIOR
.Provide and install all new 1 1/2" round wooden handrail including all
necessary hardware, brass finished supPorts, all screws and mounting
hardware as necessary. To be finished with varnish and to have all edges
smooth so as not to catch clothing or hands with slivers.
If basement needs enclosing bid to enlcose sides of steps to meet
City of Oshkosh Code.
Name areas where needed.
PLUMBING
In kitchen, remove and properly dispose of existing kitchen sink. Provide
and install new stainless steel kitchen sink, complete with supply lines,
shut-off valves, waste lines, traps and faucet (minimum cost of faucet to
be no less than $35.) Note: if stainless steel sink is smaller than sink
there, the contractor is to provide a finished formica countertop for
the rest of the area.

2. The roof has only a slight sag that, in my opinion is
normal for the age of the house. The way that the upstairs
has been finished off makes it impossible to do a complete
visual inspection without doing demolition to either the
roof or interior finishes. I believe that the 2 x 4 rafters
have sagged a little, but are probably not broken. The roof
that was recently installed was done in a professional
manner and I don't believe there is any further work needed
to provide a sound structure at this time.
5. We will provide a code compliant egress deck and steps
plus sidewalk for prices shown. We generally install rails
with banister and baluster systems and would do.that. Here,
in addition to closing in the area beneath the deck with T-
111 exterior plywood, our bid allows for the deck and
railing to be painted in two colors that match the house's
exterior color schemei
7. The stairs to the second floor have an existing hand
rail that does not meet code. We will replace that rail and
provide an additional banister and baluster system on the
west side of the steps to the second floor to meet code.
The hand rail and enclosure to the west would be painted
white to match the hall.
The basement steps need hand rails, two posts at the bottom
of the steps and side rails on the steps'to meet code. Here
we would use unpainted rails and balusters.
9. We show a small cost to rehab the existing toilet. Code
allows for such a unit, but the current one is not working.
1t. There are two exterior faucets that need to be changed
to a frost free type to meet code.
Due to cross connections in the basement, this house will
need a sump pump. The figure shown covers the creation of a
sump pit, installation of a pump, plumbing to remove the
discharge from the basement and sealing up the inlets that
now create the cross connection.
13. Includes moving the bath fan to a new, code compliant
location, repair of drywall and painting the bathroom.
14. The code and safety violations that require attention
are: replacing 2 ancient light fixtures that are prone to
shorts; adjustments to the light near the dryer and washer
that are required by code; support some wiring at the
electrical panel that is now hanging loose; install two new
15 amp breakers to replace two 20 amp breakers that are
serviced by 15 amp wiring at the moment.
