HomeMy WebLinkAboutProperty/Building Maintenance - 09/03/1985 ~ WISCONSIN Sept. 3) 1985 Mr. Tom Eiermann 2110 White Swan Drive Oshkosh, WI 54901 Dear Mr. Eiermann: On Aug. 28, 1985 I inspected portions of your property known as 1212 Waugoo Ave. following complaints of minimum housing code violations therein. During the inspection I noted the following violations of Oshkosh Minimum Housing Code which shall be corrected: . There are various pieces of broken slate siding on the dwelling. These pieces of siding shall be replaced. 2. There is a honeybee nest in the east soffit area over the bay window. This nest shall be eliminated and the entry hold plugged. 3. There is no handrail on the basement steps nor do the steps meet the minimum requirements for riser height. A handrail shall be installed ata height of 32 inches above the nose of the treads and all risers on the steps shall be no higher than 8 inches. 4. The waste plumbing for the first floor bathtub and vanity sink is loose and leaks. This shall be corrected by a Licensed Plumber. (Referred to Plumbing Inspector). 5. The waste plumbing for the first floor kitchen sink leaks at the lead-cast iron connection. This shall be repaired by a Licensed Plumber. (Referred to Plumbing Inspector). 6. There is a newer furnace that has been installed without a permit. A Heating Permit shall be taken out for this installation. (Referred to Heating Inspector). 7. The water heater has been installed without a permit. A permit shall be taken out by a Licensed Plumber and the installation approved. 8. There are a few illegal lighting hookups in the basement. These cords shall be removed. 9. There 1S some illegal w1r1ng 1n the rear lower entry which includes a switch and light fixture. This wiring shall be enclosed in the wall or in conduit by a Licensed Electrician. (Referred to Electrical Inspector). These pests shall be properly exterminated. 11. The light in the first floor bathroom is nonfunctional. This light shall be made to operate correctly. 12. The bath vanity sink in the first floor unit is badly cracked and shall be replaced by a Licensed Plumber. (Referred to Plumbing Inspector). 13. The tub faucets leak through the valve packings in the first floor unit. These faucets shall be repaired. 14. The kitchen trap leaks in the first floor apartment causing damage to the cabinet underneath. This leak shall be repaired. 15. The ceiling tiles in the southeast bedroom of the first floor have been damaged by water and shall be replaced. 16. There 1S no screen in the first floor northwest bedroom window. A screen shall be installed. 17. The first floor kitchen cupboards have a drawer missing the front. The front shall be replaced. 1212 A Waugoo 18. The living room ceiling near the entry door is deteriorated and coming loose. This ceiling shall be repaired. 19. The treads on the rear entry steps are cracked and/or loose with various amounts of decay. These treads shall be replaced along with all deteriorated parts of the stairs. 20. The light switch for the rear entry is an interior type switch. This switch shall be replaced with an exterior type. 21. There is no handrail on the upper section of the rear stairs to the second floor. A handrail shall be installed at a height of 32 inches above the nose of the treads. 22. Smoke alarms are not installed at the head of all interior stairs and inside the basement-door. Smoke alarms shall be installed. " t; Sept. 3, 1985 Mr. Tom Eiermann Page Three 23. On Sept. 24, 1985, I will reinspect the property to ~ssure progress has been made in the correction of the noted violations.
