Dear Mr. Walter:
This letter is to confirm the lease agreement for four parcels of land (Boschwitz
Properties) in the North West Industrial Park equating to approximately 87.5 acres of
land at $50.00 per acre. The lease property shall solely be used for agricultural purposes.
Lessee has inspected properties and leases them as is. Payment should be sent (87.5
acres X $50.00 per acre = $4,375 payable to the City of Oshkosh, PO Box 1130,
Oshkosh, WI 54903 -1130 by November 1, 2010. As agreed you will lease the land for
the term from the date of signing until October 31, 2010. The four parcels of land are as
follows:

Parcels # 018 -0152 and # 018 -0153 have a legal description as part of the NW 1/4 of
Section 11, T18N, R16E, in the Town of Oshkosh, Winnebago County, Wisconsin.
Parcels # 018- 0051 -01 and # 018 - 0053 -01 have a legal description as the part of the
North 574 feet of the South 674 feet of the SW 1 /4 of Section 2, T18N, R16E, in the Town
of Oshkosh, Winnebago County, Wisconsin.
Acreage of all parcels will be determined by lesser and lessee via GPS measurements
from fertilizing and planting operations.
Note: As part of this lease agreement lessee has agreed to plant crops on this parcel or
cultivate the field throughout the summer to eliminate weeds. At some point during the
term of this lease lessee will plow, at no cost to the City, this parcel to incorporate the
current leaf debris on the parcel into the ground. It is understood that if lessee cannot
plant a crop on this parcel, lessee will not be charged for this acreage. If crops are
planted on this parcel they would have to be removed by October 31, 2010.
As part of this lease agreement lessee will protect /hold harmless the City of Oshkosh
against any actions, claims or demands of any kind or character arising from use of the
land. Lessee further agrees to fully indemnify and refund to the City within 30 days of
written demand all such sums the City may be obligated to pay on such actions, claims or
demands.
The dates identified in this agreement are firm and time is of the essence.

A map of the parcels and their warranty deeds are attached to this document.
