Dear Mr. Dannhoff,
I'm please to submit this Plan of Construction Letter as requested for the
building permit request for the Webster Building renovation.
The existing building was constructed in approximately 1 895, has about
5,200 square feet per floor and has a total square footage of approximately
15,600 square feet on the first, second, and third floor levels.
Inland Construction will provide all of the following as part of the proposed
renovation work:
· All of the asbestos abatement work.
· All of the lead paint abatement work as required where walls and
ceilings are to be removed. We will stabilize any existing finishes which
are to remain on an as needed basis.
· All of the necessary demolition work that is required to remove all of the
existing mechanical systems.
· All of the necessary demolition work that is required to remove interior
partition walls for the new floor plan.
· All of the building demolition work that is required to remove the portion
of the building to make way for the new stair tower addition.

A new building addition will be added to the west side of the building
which will house a new stairway which will service the basement, first
floor residential entry, second floor, and third floor.
The basement will receive new foundation work, some new concrete
floors, a new east stairway, wood joist repairs, drywall ceiling, and
secured storage cages for the rental units. There is also the option of
installing a laundry room in the basement as well.
The former turret on the building will be rebuilt to assimulate as much
as possible the former original structure. The turret will have a standing
seam metal roof system and a flag pole.
The building will be serviced by new public facilities from WE Energies
and SBC Communications.
There will be all new electrical, HVAC, Plumbing and fire protection
systems installed in the building.
The first floor rental units will be renovated as per plans and
specifications. The rental units will be left in a "White Box" condition
ready for the interior alteration work required to finish the space for
each individual tenant. A central common public corridor and
bathrooms will be constructed at the rear of the first floor to serve the
occupants of the first floor only.
The second and third floors will be renovated to apartment living units
with each floor having five units each for a total of ten living units.
These units will have their own respective kitchen and bathroom units.
The units will have independent electric distribution panels, and gas
fired sealed combustion HVAC furnace units with each unit being fully
air conditioned. The condenser units will be located on the roof as
indicated in the construction documents.
The first, second, and third floor units will be completely air
conditioned.
The building will be almost entirely fitted with new energy efficient
window units with non clad painted wood components.
A new single ply rubber membrane EPDM roof system will be installed
on the existing flat roof system. The existing shingle roof will be
patched as required.
The exterior of the building will be restored and tuck pointed as
required.
The wall finishes will be predominantly painted finishes.
The floor finishes will be a combination of ceramic tile, stone, existing
refinished wood floors, carpeting, and sheet vinyl flooring.
The first floor rental units will retain the existing pressed metal ceilings
as much as possible. The second and third floor rental units will have
all drywall ceilings with the public corridors having a combination of
drywall and existing pressed metal ceilings.
The estimated cost of this project is $1,413,000.00. The mechanical portions
(Electrical, HVAC, and Plumbing) of the project break down as follows:
