It% 4 Z 4 \ Page 1 of 2 Deck Description for 2745 Montclair Place June 21, 1998 -- Deck to be 16 x 20 ft and adjacent to, but not connected to the house; -- Deck to be 11 inches above grade, maximum, due to position of rear door of house; -- Deck to be set on sixteen (16) concrete piers, set 48 inches in the ground, with tops at or slightly above grade; -- Piers to be poured in 8" by 48" round cardboard forms purchased locally; -- Each pier to have a 4 x 1/2" bolt set in the top with approximately 1 inch of thread protruding above the concrete; -- Piers to be topped with 4 x 4 metal fixtures, held in place on top of piers by flat washers and nuts threaded to the protruding bolts; -- Metal fixtures will retain 4 x 4 wooden posts for connection of beams; -- Piers will be set in four rows: -- The first row of piers will be set approximately 1 -1/2 ft on center from the "house" edge of the deck, and the outer wall of the house. This is for the convenience of sinking the holes, but it will affect the joist overhang on this end, as described later on. -- First row will start and end 1 -1/2' from each side. The center span will be evenly divided by two additional piers with the widest span for a beam being 4 -1/4' on center; -- The beams will overhang the outside of the first and last piers by a max of 1-1/2 ft; -- Three other rows will be set identical to the first; -- The span between the rows will be 6 ft or less. -- Beams will be hung on the 4 x 4 uprights by means of metal hangers designed for the purpose and purchased locally; -- Beams will be 2 x 6 nominal lumber; -- Beams will be hung double—two beams per row of piers, one on each side of the upright 4 x 4's -- Beams will be made of 6 ft and 10 ft 2x6's to allow mixing of the lengths and therefore staggering of the end butts; -- The center beam spans of 4 -1/2 ft will be strengthened by additional 4 x 4 blocks connecting the paired beams as called for in code guidelines -- Joists will be mounted atop the beams, and will be 2 x 6 lumber similar to that used for the beams. They will be placed at each end of the 16 foot width, and on 24" centers; -- Joists will be hell to beams by means of metal hangers made for the purpose and purchased locally. — At the "house" end of the deck, the joists will overhang the last beam by approximately 1-1/4 ft; Page 2 of 2 — At the "free" end of the deck, the joists will overhang the last beam by approximately 3/4 ft. -- Two additional partial length joists will be placed creating 12 inch centers on the two corners at the free end of the deck. These are intended to provide additional support to the outer edge of the deck to compensate for the effects on strength caused by the beveling of the two free corners of the deck as shown in the sketch. — Decking will be 1 -1/4 thick by 6 inch nominal width. Care will be taken to stagger the ends of the decking to avoid more than 2 boards in a row ending at the same spot in the middle of the deck; -- Decking will be screwed, not nailed, to the joists; — Decking will be perpendicular to joists, and joists will be perpendicular to the beams; — An edging board will be attached to the ends of the joists to provide an additional finished look to the deck; -- The deck will be a maximum of 11 -12 inches above grade. It is anticipated that '/ steps will be provided at the two beveled corners of the deck. Hand rails are not currently planned for either the steps or the edge of the deck. -- A wooden privacy wall is contemplated across the 6 foot edge of deck that will protrude beyond the house as it will be visible from the street. -- All lumber for the 4 x 4 posts, the beams, blocks, joists and decking will be pressure treated lumber; -- The west edge of the deck will be approximately 10 feet from the west edge of the property; — The south edge of the deck will be approximately 45 feet from the south edge of the property.
