I. 1234 POWERS STREET - Ronald J. Schettl This item was laid over because there was no one present to answer questions. - II. 1620 COLUMBIA AVENUE - Gordon Dorow Mr. Lamine explained that the applicant was requesting a variance to construct a detached storage building with a 23 ft. front yard setback from Columbia Avenue, and a 7 1/2 ft. rear yard setback. The R -1B Single Family Residence District requires a 60 ft. minimum front yard setback and a 25 ft. minimum rear yard setback. Gordon Dorow, 1620 Columbia Avenue, stated that he needed the room for his snow blower and his fishing boat and tools. He is retired and has moved from the country into the City; he had a lot of room in the country. He stated too that he has had two heart attacks and that is why he needs the snow blower. Mr. McGee asked if there was anywhere that he could place the storage structure and meet the setbacks. Mr. Dorow replied no, that the best location is 23 ft. from the front and 7 1/2 ft. on the back on side. He stated that he had talked to his neighbor, who said that he could even come back to 3 ft.; that he would not require the 7 1/2 ft. and he would still have plenty of room. That would give him the room that he needs. Mr. Kimberly stated that Mr. Dorow does have an attached garage. He confirmed that the problem is that it is too small for the snow blower and fishing equipment. Ms. Hintz stated that the Board is looking at a storage structure and not a garage. Mr. McGee stated that from the courts standpoint they are dealing with an accessory building. Ms. Hintz stated that the Board has always felt that it is a hardship to deny someone a garage. However, she did not find this the same compelling aspect. Mr. Larson moved approval of the variance to construct a detached storage building with a 23 ft. front yard setback from Columbia Avenue, and a 7 1/2 ft. rear yard setback. Motion seconded by Ms. Hintz. Motion laid over with a 3 -1 vote.
