This notice was issued due to the fact that I had received notification that the basement had been finished into habitable space without the required building permits. While reviewing your property file I noted that there was a building permit obtained on 7/15/02 for the installation of two partition walls to create a storage area in the basement. This permit also included dry walling the walls around the stairway to enclose this area. I have attached a copy of the permit which includes the floor plan which details the areas of the basement that were completed at that time. From our records it appears that you had purchased this property in March of 2008. On 6/18/08 a permit was applied for and obtained by Mr. Ballwanz for the installation of a drop ceiling for the existing finished basement storage area. During our discussion yesterday Mrs. Ballwanz was concerned with the fact that your property taxes were increased which she felt was due to the fact that a building permit was obtained for the installation of the dropped ceiling. I contacted Katrina Malson who works in the City of Oshkosh Assessors Department and she stated that it appears that the increase was based on a property sale that took place in 2008. She noted that in September of 2008 they had contacted you to gain access to the property but the access was denied. I would advise you to contact Mrs. Malson in the Assessor's Department at (920)236 -5071 if you have any questions regarding your assessments and/or taxes. In order to comply with the correction notice you received from the Inspection Services Division you will need to apply for and obtain a building permit for the work that was completed in the basement. I have included a brochure for your information with a permit application which details the requirements. Although I can see that there was a family room and toy room constructed from the pictures in the property listing, our office will need the permit application filled out in addition to a floor plan of the area that was completed (you could possibly modify the one from the previous permit). Please note that it is not our intention to issue late permit fees and penalties for the work that was done without permits. All we ask is that you obtain the required building permits and have the required inspections to verify that there are no health and safety violations. In addition to obtaining the building permit you will need to obtain an electrical permit. Due to the fact that this structure is a duplex the State of Wisconsin does not allow you to do your own electrical work due to the fact that you do not own and occupy both sides of the building. A licensed electrician will be required to obtain the electrical permit and take responsibility for the work. Once the electrical permit is obtained we will also need to conduct a final electrical inspection.
