4) In the case of mixed uses, the

(C) Specifications
( 1) All access drives and service areas, and all off-

street parking areas for more than five (5)
vehicles shall be graded and surfaced so as to be
dust free and properly drained.
10 ( 2) Curbs or barriers of at least six (6) inches in
height shall be installed along all parking spaces
abutting a public right -of -way, except at

designated driveways.
( 3) Exterior lighting provided in any parking area
shall be arranged and shielded so that it is
deflected away from adjacent properties.
(D) Landscaping Requirements
( 1) Off- Street Parking Areas Abutting a Public Street
shall maintain a minimum five (5) foot green space
in the front yard setback between the lot line and

the paved surface of the parking lot, except in
the C -3 and C -4 districts a minimum three and one-
half (3 1/2) foot green space shall be maintained.
This green space shall be landscaped with a
combination of shrubs, trees and ground cover.
Plant material shall consist of conifer and
deciduous species. Nonplanted areas of this green
space shall not be paved, but shall either be
covered with a weed barrier and mulched, or
planted with ground cover, or both. The green
area shall be well maintained and promptly
replaced if dead or diseased. At the time of
permit application for off- street parking, the
owner or owner's agent shall submit a landscape
plan, with specifications and an improvement
schedule, to the Department of Community
Development for approval. Upon completion of the
approved landscape improvements, a certificate of
compliance shall also be submitted by the owner or
agent.

( 2) Abutting Residential Districts
Any off - street parking area shall provide a
suitable fence, wall or evergreen shrub border at
least five (5) feet high along all lot lines
abutting a residence district, except in the
required front yard. Where the parking area abuts
J an alley, a five (5) foot green space as required
for parking lots abutting a public street, may be
substituted for the required fence.
( 3) Abuttina Another Off- Street Parking Area shall
maintain a five (5) foot minimum green area
landscaped with a combination of shrubs, trees and
ground cover for those districts with required
minimum setbacks.
(E) Rules for Determining Parkins Requirements
11 In computing the number of off - street parking spaces
required in all districts, the following rules shall
govern:
( 1) Where fractional spaces result, the parking spaces
required shall be construed to be the nearest
whole number.
( 2) The parking space requirements for a use not
specifically mentioned herein shall be the same as
required for a use of a similar nature.
(F) Off - Street Parking Requirements
( 1) Adult Dav Care Facility: One (1) parking space
for each employee.
( 2) Automobile Sales and Service Establishments. New
and Used: One (1) parking space for each one
hundred (100) square feet of structure area and
one (1) parking space for each employee.
( 3) Dowling Alley: Four (4) parking spaces for each
alley.
1 ( 4) business or Professional Office, Studio, Bank,
Medical or Dental Clinic: Five (5) parking spaces
plus one (1) additional parking space for each
three hundred (300) square feet of floor area over
one thousand (1,000) square feet.
( 5) Church or Temple: One (1) parking space for each 1
1 six (6) seats or seating spaces in the main
auditorium.
( 6) Dwellings, Multiple: One and one -half (1 1/2)
parking spaces for each dwelling unit except as
noted below:
