Dear Chuck:
Enclosed are five sets of drawings revised in accordance with your letter dated
April 27, 1983, and a copy of our Construction Memorandum No. 1, with the
following comments:
Ind. 55.12 (1973 Code) It was agreed that in Auditorium A the 64" shown on the
drawing is a part of the aisle; therefore the exiting from this auditorium is
adequate.
Ind. 55.02 Additional exit widths have been added from the Lobby, increasing
the total width to 276 ", allowing discharge of 690 persons from the Lobby,
which is 7 greater than the required 683 persons. This change avoids the
necessity of using the opening between the two buildings as part of the required
exit width.
Ind. 52.04 (6) All auditorium entrance doors and all exit doors have been
increased to 32" and 34" to accomodate wheelchairs.
Ind. 55.09 Drawing SP3 has been revised, changing the floor to floor height to
3'- 2 -3/4" to permit 7 -3/4" risers.
Ind. 52.04 (6)(b) Six wheelchair spaces have been noted in each auditorium. Row
spacing in the auditoriums is 42" rather than the 32" permitted by Ind,62.76
(Table 62.76) making all seating accessible to persons using braces, crutches or
similar aids.
Ind. 53.322 (3) Vertical wall reinforcing is added in accordance with this
provision on drawing Si .

is modified.

2. One concrete filled post is eliminated at the northwest and
southwest corners of the building and at the southwest

4. Exit doors from Vestibule C and Vestibule D are changed from
three 30" doors to two 34" doors. These 34" doors will be
furnished by. the Owner and will include panic devices and

6. The exit doors from the west Vestibule to the exterior are
changed from two 42" doors to three 36" doors.
7. Note is added that fixed wrought iron rail is to be
remodeled as directed.
8. Note is added regarding removal of existing water cooler
and replacing it with a dual height unit.
9. Door No. 8 is changed to a 42" door. This door will be
furnished by the Owner, including panic device and closer.
The contractor is to provide frame, weatherstripping and
threshold.
10. The Women's Toilet and Lounge in the new addition is
changed to Manager's Office and the Manager's Office Space
is changed to storage.
11. Doors 16, 17, 19, 20, 22, and 23 are changed from 30" doors
to 32" doors (see Door Schedule).

12. The following changes are made to the Room Finish Schedule:
- Room 7 is deleted
- Room 8 is changed from Women's Lounge to Storage with
appropriate finishes designated.
- Room 12, prefinished paneling is moved from east wall to
west wall (note that paneling is to be applied to
gypsumboard for sound attenuation purposes - 4 -7/8"
thick wall).
13. The following changes are made to the Door Schedule
- Doors 1, 2, 3 & 4 are all changed from 2' -6" to 2' -10"
with doors indicated to be furnished by Owner. These
doors were recently removed from the Northtown Theater
in Milwaukee and are in good condition. Shop drawings
are available for matching hardware preparations.
- Door marks 5 and 6 are used to designate doors for revised
aluminum entrance with appropriate column designations.
- Door 8 is changed from a 3' -0" door to a 3'-4" door with
door furnished by Owner as doors 1, 2, 3 & 4.
- Doors 16 & 17 are changed from 2' -6" to 2' -8 ".
- Door 18 is changed from a plastic laminate door to an oak
door and transfer grille is deleted.
- Door 20 is changed from a 2' -6" to 2' -8" door,
- Doors 22 & 23 are changed from 2' -6" to 2' -8" doors
- Door mark 28 is used to designate the door in the revised
aluminum entrance.
- Doors 30 & 31 are changed from 3' - 4" to 3' - 0" doors

Building, heating and ventilating plans have been reviewed by the Department of
Industry, Labor and Human Relations for compliance with the important code
requirements. The plans are stamped "Conditionally Approved," and construction
may proceed subject to local regulations, but all items that are required to be
changed by this letter must be corrected before commencing that part of the
work.
You are hereby advised that the owner as defined in Chapter 101.01 (2) (1) of
the Wisconsin State Statutes is responsible for all code requirements not
specifically cited herein. Code requirements are set forth in Chapters 50 thru
64 of the Rules of the Department.
The building will be inspected during and after construction by a deputy of
this department to insure complete compliance with Wisconsin Codes. The owner
may notify the state building inspector listed below if a fins] inspection is
desired before taking possession of the building.
Ind 50.15 Evidence of approval. The architect, professional engineer,
designer, builder or owner shall keep at the building, one set of plans hearing
the stamp of approval.

The addition is classified as no. 2, type R, fire-resistive construction and is
separated from the exteting building by a 4-hour fire division wall.
Ind CS.0? Approval of this plan is based on the favorable outcome of the
petition which was submitted regarding the total capecity of this building and
the class of construction of the existing building. If the petition for
modification is not approved as presented, revised plans shall be submitted
with appropriate fees showing compliance with the eode and/or any conditions or
approval of the petition for modification.
Ind 51.047 The pair of doors labeled 025 shall be a 3-hour automatic closing
fire rated door assembly. Approval is based on the fact that these doors will
be held open with a magnetic device activated by a smorr detection unit. These
doors must be held open in order to meet the requirements of soction Ind .O
Ind 5.32 Approval of the toilet room shown on the plans ts based on the
favorable outcome of the petition for modification which was submitted
regarding the toilet rooms. If this petition 13 dented, plans shall he revised
and the appropriate fees submitted showing that the required toilet facilities
have been provided.

seats in Auditorium A. Plans also indicate that there are two 64-inch exits
and one 42 -inch exit out of Auditorium A. This provides a total of 170 inches
of exit width which accommodates a total of 425 persons. Since there is not
sufficient exit width for a total of 515 persons, plans shall he revised to
show that a total of at least 206 inches of exit width is provided out of
Auditorium A.
Ind 55.02 The capacity of this building is limited to 1,000 persons, since
the building is of Type 5 oonstruotion. The plans indicate that there will be
a total capacity in excess of 1,000 persons. Therefore, this building gust be
of at least Type 4 construction. It is my understanding that a petition For
modification has been submitted regarding this code requirement. However, this
petition has not been acted upon at this time. Plans shall revised to either
show that this building is at least of Type 4 construction, including the exis-
ting portion of the building, or to show compliance with any or all conditions
of approval of the petition for modification which has been submitted.

A. When the original building was built, section Ind.55.32 required that
three water closets be provided for women, two water closets and two
urinals provided for men, and a single drinking fountain be provided.
The building was actually built with four water closets for women,
four water closets and four urinals for men, and two drinking fountains.
Because a multi -piex theater is operated through a single ticket selling/
ticket taking /Lobby Concession area, show times have to be spread over
a period of time to avoid congestion. This time interval is approximately
"15 to 20 minutes from the start of one show to the start of the next
show. This procedures creates an automatic diversity factor for
• sanitary facilities use. A typical schedule for a Quad theater of
this nature would be as follows:

3. Supporting arguments are:
A. The total population of this building, including the Lobby space
will be 1470 persons, which requires a minimum of Type 4 Construction.
The existing building meets the requirements of Type 2 Construction
except that partitions are wood stud and stairs are wood framed. The
new addition will be Type 2 Construction. The required exit width
from the original building is 418 ". The exit width provided, not
including door #25, is 396" or 22" less than the total requirement.
The exit width provided from the new building is calculated at a
rate of. 50" per 100 persons rather than the 40" per 100 persons
allowed by Ind.51.15(6). In addition to the width provided by this
calculation, we have provided an additional 40" of width to accomodate
the 22" of width needed to satisfy the existing building requirement.
B. These motion picture theaters are more inherently safe than other
assembly occupancy, buildings because:
1. Fixed seating allows for more orderly egress from the buildings
and precludes the of the installation of large
quantities of combustible materials as will happen in Trade or
Convention Show Spaces.
2. Each Auditorium space is provided with a direct exit to the
outside without having to pass thru another space.
3. Each Auditorium space is separated from each other Auditorium
space by not less than 12" concrete partitions.
4. Each Auditorium space is separated from any other space by not less
than the equivalent of one hour fire rated construction with
smoke doors provided on all openings.
5. Each Auditorium space has an independent air handling HVAC
system.
6. Management maintains an adequate staff of people trained in
the orderly evacuation of the building whenever it is occupied
by the public.

outline the available parking to satisfy zoning requirements.
There are reciprocal parking easements between the several adjoining
parcels, and a copy of the Reciprocal Easement and Restriction
agreement is on file in your office. The total parking required is
