Re: Building permit for duplex conversion and to repair fire damage at 1661 Minnesota St
Dear Ms. Helm:
This letter is meant as a follow up to our meeting with you on 5 -1 -96 regarding the conversion of
your single family residence to a duplex and the repair of the fire damage. In order for you to
convert your house to a duplex you will be required to bring the house up to today's building,
electrical, plumbing, and heating codes. When the Housing Inspector and I were at your
residence we did note some code concerns that will have to be addressed in order to convert your
residence to a duplex. The following list is by no means complete, subsequent inspections may
reveal additional code violations that will need to be corrected.
1. Submit a site plan showing the front, rear, and side yard setbacks of your house in
relation to the property lines. Also show the front yard setbacks of the two houses
adjacent to your house.
2. All steps leading to the dwelling units shall be replaced to the code as well as the
installation of code compliant guardrails, handrails, and platforms. The front and
rear steps will need to be replaced as well as the installation of a platform for the
rear unit steps.
3. Lights will need to be installed outside of each unit's entrance /exit doorway
4. Solid core deadbolt doors for each unit's entrance or exit.
5. Code compliant guardrail around the front porch and any porch or platform area
over 24 inches above adjacent grade.
6. Electrical service update and installation of hard wired smoke detectors.
7. Reinforce the lower unit's kitchen ceiling joists. Currently, the 2x6's are
overspanned and are beginning to sag.
8. Fire separate the lower unit's ceilings with 5/8" type x firecode drywall.
9. Firestop and separate the stud cavity connections between the 1st floor ceiling
and 2nd story floor interconnections.
10. Handrails will have to be installed to the upper unit.
11. Replace the upper unit's bathroom fixtures.
12. Install an escape platform for the upper unit.
13. The roof over the rear porch is leaking and needs to be repaired.
Again, this is only a brief list of some of the code items that will have to be addressed. The
plumbing, electrical, and heating inspectors will all require that permits be obtained and that their
code requirements have been met. To obtain the building permit, please submit a detailed list of
the work that is to be conducted along with a floor plan for both units.
