Subject: RE: 723 Frederick St His brother, Darryl, called me today & I got to do a walk thru. The owner has health issues and isn't able to do a lot of work. They haven't done much since last year. Here is what I saw: BSMNT — They have 2 support beams in place. 1ST FLOOR — The front 3 rooms haven't been touched except for sealing off the old stairway in between the dining room & bedroom. The rear of the house is still gutted. They added some ceiling beams & 2x4s on the walls since last year. They hope to put in a kitchen, bedroom & full bath back there eventually. 2 FLOOR — Gutted except for the front bedroom. That room hasn't been touch. He claimed the upstairs was like that when they bought it. The only thing they've done is sealed off the opening in the floor where the stairs used to be. EXTERIOR — Put some old (recycled from a different house) vinyl siding on the rear portion of the house & replaced 2 windows in that same area. Darryl stated that his brother still intends to make it a SFR. Currently there is no way upstairs from the downstairs unit. I am not making any changes to the assessment from last year. I will send out letters next fall to check on the progress and re- evaluate the value at that time. From: Zarate, John F. It sounded like the bank might taking it back. Subject: 723 Frederick St Do you know the status of the interior remodeling at this place? He hasn't responded to my letters. I was last there on 11/25/09. At that time he needed to do a lot of work to make it habitable. He had torn out the stairs that led to the 2nd floor and had no functioning kitchen or bath. No rush! Thanks!
