Staff: Jackson R. Kinney, Director of Community Development; Patricia Wendorf, Recording Secretary Chairman Ruppenthal called the meeting to order at 4:00 P.M. Roll call was taken and a quorum declared present. The minutes of June 18, 1996, were approved as distributed. I: LOT DIVISION /1818 LINWOOD AVENUE & 2010 MINERVA STREET - Michael Massey and Walter Schultz, owners; Reinhard Roehlig, petitioner Reinhard Roehlig, petitioner, on behalf of Michael Massey and Walter Schultz, owners, requests the Plan Commission review and approve a lot division for property commonly known as 1818 Linwood Street and 2010 Minerva Avenue. Mr. Smith inquired if the building on Lot 1 was a residence. Mr. Kinney stated there are two residential structures on the site and noted the building files reflects the building to the north as a residential structure. Motion by Pressley for approval of the lot division as requested. Seconded by Sitter. Motion carried 6 -0. II: CONDITIONAL USE PERMIT /BETWEEN 1800 & 1880 SOUTH KOELLER STREET - Carousel of Oshkosh, Inc., owner; Thomas Shepeck, petitioner Thomas Shepeck, on behalf of Carousel of Oshkosh, owner, requests the Plan Commission review and approve a Conditional Use Permit (CUP) for a Tires Plus automotive service center located between 1800 & 1880 South Koeller Street. Mr. Kinney distributed a revised copy of the site plan that was received by staff the day before the Plan Commission meeting. He also distributed a revised list of proposed conditions of approval based on the newly submitted site plan. The difference in the site plan is that the one that was
